August 5~ 1963~ st 2:00 o'clock P.hl., notice of eaid public hearing having been duly glven ae required by
law end in acco:dence with the proviaions of the Aneheim Municipal code, Chapter 18.64, to hear end coneider evidence
for and against eaid proposed conditioael use and to inveatigate and meke find3ngs and recommeadatioas in connection
thorewith; end ~ .
WHEREAS, said Commis~ion, aftee due inapectior., iavestigation, end study made by itaelf end in ite behalf, and
efter due consideration of ell evidence aed teports offated et seid hearing, does find and determine the following fecte:

and the reduction of front yard setback to pQrmit the development of a variable setback on

growth and development of the aroa in which it is proposed to be ldcatedo
3e That the size and shape of'the site proposod for the use is adequate to allow -

nor to the peace, health, safety,•and general welfare of the Citizens of the City of
Anaheim.

NON, THEREFORE, BE IT RESOLVED that the P.neheim City Plenning Commission does hereby gcant subject
Petition for Conditionel Use Permit, upon the following condit4ons which are hereby found to be a necessery prerequisite
to the proposed use of the subjact prope~y in o:der to preseeve the safety and genecal weifare ofthe Citizens of the
City of Aneheim:
1~ That the owners of subject pr.operty sha11 pay to the City of Anaheim the sum of
$25a00 per dwelling unit to be used ;ox pax•k and recreation purposesY said amount to be paid
at ~the time the building permit is issuedo
2o That trash stoxage a*eas sha11 be provided in accordance with approved pians on file
in the office of the Director of Public Wor.ks, prior to final building inspectiona
3o That Conditional llse Permi•t No~ 440 is g~•anted subject to the completition of
Rec3assification Nua 62-63W131o
4.. That suUject propex~ty shali be deve'toped substantialiy in accordance with pians and
specifications on fila with the City of Anaheim, marked Revision Noa 'l, Exhibit Noso 1
through 14„
5o That a six (6) foot masonx•y W011 shali be constructed along the south and east
boundaries of Parcel }3 prior to final building inspectiono
6o That planted treewells shall be provided at approximately forty (40) foot intervals
in the parkxay portion olong the south and east boundarfes as indicated on Revision Noo 1,
Exhibit Noo 'l, that plans for said treewells and Iandscaping therein, shall be submitted to
and approved by the Superintendent of Parkway Maintenance, and that said treewalls shall
be planted prior to .finai building insper,tion.>
