2ECOMMENDING TO THE CI'I'Y COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 62-63-125 gE APPROVED
WHER~AS, the City Plenning Commisaion of the City of Mahei~ did recelve a Werified Petition for Reclessifica-

Californ~a, Owners; CHIP CHASIN, 15111 Beach Bouievard, Westminster, California, Agent of
certain real property situated in the City of Anaheim9 County of Orange, State of California
described as the East 9 acres of the west 14 acree, of the north half of the northeast quarter
of the northwest quarter of section 24, Township 4 South, Range 11~West, in the Rancho Los
Coyotes, as shown on a map recorded in book-51 page 11 of Miscellaneous Maps, records of
the County of Orange. EXCEPT the North 310000 feet of the West 281000 feet thereof

WHEREAS, the City Plenning Commission did hoid a public hearing at the City Hell in the City of Maheim on
AUgUSt 19~ 1963, et 2:00 o'clock P.T1. notice of seld public hearing heving been duly given ae required by
lew en3 in accardence with the provisions oE the Meheim Municipal Code, Chapter 18.72, to hear and consIdet evidence
for end egainst said ptopoaed reclaesificetion end to investigate and meke findings end cecommendatione in connection
therewith; end ~
WHEREAS, seid Commiaslon, efter due inspection, investigation, and atudy mede by itaelf and in its behelf, and
efter due conelderetion of all evidence and repods offe~ed at said hearing, doea find und determine the following fects:
1. That the petitioner p:oposes a recleasificetion of the ebove described property fmm the R-A~ Residential
Agricultural, Zone to the R~3, Multiple Family Residential, Zone to establish a one and
two story multiple family planned residential development with carports.
2. That the propoaed reclessiEicetion of subject propedy is neceasary end/or desireble foc the orderly end pro-
per deveiopmeni oi ine communiiy.
3. Thet the pcopoaed recleseiucation of subject property ~oea propecly relete to the zones end theirpermitted
uses locelly established in c!ose proximity to subject pcoperty and to the zones end their permitted uses generally estab-
liahed throughout the communfty.
4. That the proposed reclassification of sub3ect property does require dedication for
and standard improvement of abutting streets because said px•operty does relate to and abut
upon streets and highways wnich are proposed to carry the type and~quantity of traffic,
which will be gener.ated by the permitted uses, in accordance with the circulation element
cr the General Plan. ' ~
5. That no one appeared in opposition to subject petition.

NOW, THEREE~RE, BE.IT RESOLVID that the Anaheim City Planning Cnmmission dees ilereby
recortunend to the City Council of the City of Anaheim that subject Petition for Reclassifi-
cation be approved and, by so doing, that Title 18-Zoninq of the Anaheim Municipal Code be
amended to.exclude.the.above.described propert~.from the R-A, Residential Agricultural,
Zone and to incorporate said described property in the R-3, Muli:iple Famil;~ Resictential,
Zonn upo~ the fnllowing conditions which axe hereby found to be a necessary prerequisite
to the proposed use of subject nroperty in order to preserve the safety and general wel-
rare af the ~i:•~zens of the Gity ~f Anaheim.

3. That the owners of subject property shall pay to the oses,of Anaheim the sum of

5. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied w~th within
a period of 180 days fr~m date hereof, or such further time as the City Council may grant.
6.. That.the proposed street shall be.developed to the City of Anaheim standards,
including plan checking and inspection, .that metered street lights shall be installed on
said street, and that the street shall be posted at the Ball Road entrance by the developer,
with a sign indicating that the proposed street is "Not a Through Street" and is a Private
Street'~~ Thatdsubjectrpropertyeshall~bel~evelapedasubstantiallykingaccordancecwith plans
and specifications on file with the City of Anaheim~ 7arked Revision No. 1, Exhibit No. 1,
as amended herein.
g. That a minimum ten (10) foot building setback from the proposed street be in-
corporated into sub3ect development.
9. That all pedestrian passageways between buildings be a minimum of ten (10) feet
in width.
10. That the proposed drivewaps into the carport areas shall be reduced to twenty (20)
feet in width, and that landscaping shall be installed on either side of said driveways
to shield, as much as possible, the carport complexes from vie~xo
11. That the distance between the proposed recreational and laundry building, adjacent
