A RESOLUTION.OF THE CITY.PLANNING ~MMISSION OF THE CITY OF ANAH£IM
THAT PEfITION FOR CONDITIONAL USE PERrdIT 457 BE GRANTD~
WHEREAS, the City Planning Commission of the City of Anaheim did initiate a Petition
for Gonditianal Use Permit on certain real property situated in the City of Anaheim, County
of Orange, State of California, described as Lot Nose 1, b, and 21 of Block 2; Lot No. 2 of
Bloclc 3; Tract No. 419; and
WHEREAS~ the City Planning Commission did hold a public hearing at t he City Hall in
the City of Anaheim on August.l9, 1963, at 2:OO.o'clock P,M., notice of said public hearing
having been duly given as required by law and in accordance with the provisions of the Ana-
heim.Municipal Code,_Chapter 18.64' to hear and consider evidence for and against said
proposed conditional use and to investigate and make findings and recommendations in connec-
tion therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself
and in its behalf, and after due consideration of all evidence and reports offered at said
hearing,.does find.and determine the following factss
1. That the proposed use is properly one for which a Condit5onal Use Permit is authorized
by this Code, to wits establish an i~xisting overnight trailer fa~;ility on Lot Nos. 6 and 21,
Block 2 of Tract No. 419, as a legal conforming use; establish :dditional trailer park
f aci].ities on Lot No. 1, Block 2, and Lot Noo 2, Block 3 of Tract No> 419e
2. That approval is granted on the existing overnight trailer facility on Lot Nos. 6
and 21, Block 2 of Tract No. 419, because of possible approval through tHe State of California
or County of Orange for the construction permits necessary for.the original establishment
of said spaces, but denial for the proposed establishmettt of additional trailer park
facilities on Lot No. 1, Block 2, and Lot Noa 2, Block 3, of Tract No. 4I9o ~
3. That the pxoposed ove.rnight trailer parking use will not adversely affect the ad-
~oining land uses and the growth and development of the area in which it is proposed to be
located.
~ 4. That ~he size and shape of the site proposed for the use ic adequate to allow the
j; full development of the proposed use in a manner not detrimental to the particular area nor
p to iche peace, health, safety, and general welfare of the citizens r,'r the City of Anaheim.

~ 5. That the granting of the Conditional Use Permit under the conditions imposed, if any,
fi will not be detrimental to the peace, health, safety, and general welfare of the citizens
~ of the City of Anaheim.
6.• That the traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed attd improved to carry the traffic in the area.
7. That four (4) persons appeared in opnosition to subject petition.

fA'N~.THEREFORE9.BE IT RESOLVED that the Maheim City Planning Commission does hereby
grant sub3ec•t petition for Conditional Use Permit, in part,..upon the following conditions
which are hereby.found to Be a necessary prerequisite to the proposed use of the sub~ect
property'in order to preserve the safety and ge~eraZ welfare of the Citizens of the City
of Anaheime
1. That street improvement plans shall be prepared and all engineering requirements of
the City of Anaheim along Zeyn and Lemon Streets, such as curbs and gutters, sidewalks, street
grading and pav~ngt drainage facilities, or other appurtenant work (except where said
imporvements exist) shall be_completed.as re:~uir.ed by the City Engineer and.in accordance
with standard plans and specifications on Fz~e _n the office af the City Engineer.
2. That the otivners of sub~ect proper•cR~ shall pr.;~ to the City of Anaheim the sum of
$2.00 per front foot for.street lightir.g par.rases al~r~ Zeyn and Lemon Streets, where those
portions hav~ not been paid un~'er previous zoninr •~~plications.
3. That the owners of subject proper~y sh:,Z'~ ~ay t;o the Ci,ty of Anaheim ~75.00 for
the processing of subject Conditional Use Permit in accordance wi.th the Resolution pasved ;oy
the City Council, March 12, 1963.
4. That Condition Nos. 1, 2,, and 3 above mentioned, shall be complied with within a
period of one hundred and sighty (180) days from date hereof, or such further time as the
Commission and~or the City Council may grante
5. That the existing structures on Lot Noo 21, Block 2 shall be removed, ::nd said
property be developed in accordance with Exhibit Noo 1 within one hundred and eighty (180)
days. ~
6. That planted treewells shall be provided at approximately forty (40) foot intervals
in the Zeyn and Lemon Street parkways abutting sub3ect property, that plans for said treewells
and landscaping therein shall be submitted to and approved by the Superintendent of Parkway
Maintenance, and that said treewells shall be planted pr3or to final building inspeci:iono
' 7. That any existing sewerage and water connections existing on Lot No. 1, Block 2 and
Lot No. 2, Block Noa 3, shall be reduced to ground level and capped within one hundred and
eighty (180) days.
S. That the alley between Lemon and Clementine Streets be re-studied for proper
drainage northerly to Midway Driveo
9. That the existing six (6) foot masonry wall on the southerly property line of Lot
No. 2, Block No. 3, shall be ste~ped dovm to forty-two (42) inches in the front yard set-
back to conform with existing Code requirements within one hundred and eighty (180) days.
10, That the existing six (6) foot m~sonry wall on the nortk:erly property line of Lot
No. 21, Block No. 2, shall be stepped down to forty-two (42) inches in the~front yard set-
back to conform with existing Code requirements within one hundred eighty (180) days, unless
within said pe•riod of time, the southerly fifty (50) feet of Lemon Street is requested for
