WHEREAS, the Cify Planning Commission of the City of Anaheim did receive a verified Petition far Reciass:fica- ~ ;

~` NOW, THEKEFORE, BE IT RESOLVED that the Aneheim City P'lenning CommIssion does hereby recommend
~. to the City Council of the City of Aneheim that subjeat Petition for Reclassificetion be approved end, by so doing,
?' that Tttle 1&Zoning of the Aneheim Municipal Code be amended to exciude the ebove descdbed property fmm the
; R-A; Residential Agricultural, arid R-3, Multiple Family Residential, Zones and ta incorporate '
'_'j saitl described property in the R-~3, Nultiple Family Residentiai, Zone upon the following
:.~ conditians which are hereby found to be a necessary prerequisite to the proposed use of
sub~ect property in order to pre:>eave the safety and general welfare of the citizens of the
;; City of Anaheim. •
;.j 1. That the owner.s of sub;lect property shall deed to the City of Anaheim a strip of
_ land 32 feet in width from the ce~nterline of the street along lNest Street, for street
widening purposes. ,
'"y 2. That street improvement .plans sh~ll be prepared and all engineering requirements
! of the City of Anaheim along We.st,Street, such as.curbs and gutters, sidewalksq str~et
grading and paving, drainage facilities, or othex appurtenant work, shall be completed as
required by the City Engineer and in acCOrdance with standard plans and specificatiors on
i file in the office of the City Engineer, and that a 1~ond in an amouttt and form satisfactory
tb t he City of Anaheim shall be posted with the City to guarantee the installation of said
i engineering requirementso
j 3. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
~ per front foot along West Street for street lighting purposese
- 4. That the completion of these reclassificatior. procee>dings shall be subject to the
grar.ting of Variance No. 1591. .
i 5. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within
~. a period of 180 days from date h~reof, or such further time as the City Council may grant. ~
; 6. That the proposed entranceway shall be widened to twenty-four (24) feet inclusive
~ of the ten (10) foot easement existing on the north property 'lineo
i 7. That the recreation area shall be increased by 750 square feet or a minimum of
e 200 square feet per dwelling unit.
