A RESOLUTION OF THE CITY PLANNING COMIMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITX COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 62-6_ 3-112 gE DENIED
WHEREAS, the City Plenning Commission of the Cit of Aneheim did receive a verified Petition for Reclaesifice-
tion!zam ROgERT R, DpyVLING~ et al, 15622 Placentia Yorba Boulevard, Place:itia, California,
Owners~ HERITA,E ODNSTRUCTION ~RPORATION, 4100 West Commonwealth, Fullerton, California,
Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, described in Exhibit "A" attached hereto and referred to herein as though set
forth in full
; and
WHEREAS, the City Planning Commission did hold e public hearing at the City Hall in the City of pneheim on
AuguSt 19~ 1g63, et 2:00 o'clock P.M., notice of seid public hearin havin been dul
by law and in accordance with the provisions of the Aneheim MunicIpel Code, Chapter 18.72,to hee e nd cons derlevi-
dence for end egeinst said proposed reclessificetIon and to investigate and make findings and recommendatIona In
connection therewith: and
WHEREAS, said Commisaion, after due inspection, investigetion, and study mede by itself and in its behelf,
end after due consideretion of'ail evtdence and repods of€ered at said hearing, does find end determine the following
fects:
1. '~'het the petitioner proposea a reclossificetion of the above desccibed property f:om the R-A~ Residential
Agricultural, 2one to the R-3, Multiple Family Residential, Zone to establish a two-story
mal~t'3~71~"fd~1y plarnled xesidential deVelapment with carports.
2. That the propased reclassification of sub~ect property is not necessary or desirable
for the orderly and propex development of tha commur~itye
3. That the area in which sub~ect property is located has M-1, Light lr.dustrial, and
P-L,. Parkirig Landscaping. zoning pending under Reclassification No. 61-62-69, and that any
encroachment into the area wouid be detrimental to the further expansion of industry proposing
to locate in the Northeast Industrial Areao
4a That in pT~ev3ous actions by the Coimnission and City Council for residential develop-
ment in the Northeast Industrial Area, it has been t'he policy of the Commission and City
Council to maintain said area for industrial uses>
5. That the area in which sub3ect property is located has had no physical, or any
regional economic changes which might justify approval of the proposed reclassification ~rom
the proposed light industrial zoning pendingo
6. That the Cortunissi~n hereby roafFirms Recommendation Noo 8 of the Industrial Areas
Anaylsis, forrvarded to the City Council by Commission motion on March 5, 19629 to wits
"that no furthar resid~ntiai uses, including trailer parks, be permitted in the
Northeact Industrial Areao"
