A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANtiHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR R~CLASSIFICATION N0. 63-64-17 BE DENIED
WHEREAS, the City Plenning Commieeion oi the City of Aneheim did receive a verified Petition for Reclnssiflce-
t3onfrom DELMER FARMS, INC,, 1400 North Acacia, Anaheim, California, Owners; TID FISH9 1234
Eaet Lincoln Avenue, Anaheim, California9 Agent of certain reai property situated in the
City of Anaheim, County of Orange, State of California as described in Exhibit "A" attached
hereto and referred to herein as though set furth in full

WHEREAS, the City Planning Commission did hold a public hearing at the City Hnll in the City,oE Aneheim on
September 4~ 19639 at 2:00 o'clock P.M., noLce of seid public heering having been duly given es required
by law end in accordance with the provisions of Ehe Anoheim Municipel Code, Chepter 18.72,to hear and consider evi-
dence foc end egeinat seid p:oposed reclessificetion end to investigate e:~d meke findings end recommendetiuns in
connection therewith: end
WHEREAS, aeid Commi~sion, efter due inspection, investigetion, and study mede by itself and in its behnlf,
end efter due conaideration oE nll evidence and reports offered et soid hearing, does find aed determine the following
facts:

1, Thet the petitioner proposes fa recleasificetion of the abave described property from the M-1~ Light Industrial~
Zone to the R-3, Multiple Family Residentialy Zone, to permit the establishment of sub~ect prop-
zrty for m:altiple famil~ re53dent=al ~Lhe~i~+~~.sione
2. That the proposed •reclassification of subject property is not necessary and/or
desirable for the orderly and proper development of the comr.~unityo
3o That the proposed reclassification of subject preperty does not properly relate
to the zones and their permitted uses locally established in close proximity to subject
psoperty and to the zones and the3r pexmitted uses generally esi;abl3shed throughout the
communii:yo
4. That the industria! development presently located in close proximity to sub~ect
property and any expansion of industry proposing i:o locate in the Northeast Industrial Area,
should be assured the protection from any encroachment of incompatible uses to the industrial
development of the area.
5o That ~n previous actions by the Commission and City Council for residen~iial
development in the Northeast Industrial Area, it }ias been the policy of the Commission and
City Council to maintain sai,d area for industr.ial uses. ,
6e That the area in which subject property is located has had no ptrysical, or any
regional economic changes whict~ might juszify approval of the proposed reclassification
from +.he Light Industrial Zoning now exi.sting~
7~ That the Commission hereby reaffirms Recomen~etion Noo 8 of the Industrial Areas:
Analysls, forwarded to t he City Council by Commission motion on March 5, 1962, to wite "that
no further residential u~es, including trailer parks, be permitted in the Northeast Industrial
Area".
8. That two persons 2ppeared, one of whom presented a petition signed by 24 single
family property ownexs in favor of sub~ect petition, and tlu~ee persons appeared representing
industries located in close proximity to subject property and letters were received from
the City oF Fullerton, the Chamber of Commerce, and a nearby industrisl concern opposing
sub3ect petitiono
