WHEREAS, the City Flenning Commission of the City of Aneheim did receive a verified Petition for Reclassifice-
tionfrom ELSIE Mo & WILLIAM B, PURDY9I243 North Placentia, CHARLES Fe & FRIDIE Me KOHLENBERGER'
1229 North Placentia, CHARLES Bo 8 FRMA Fo FRANK, 325 North Pine, Anaheim, California, Owners;
JI61 HODGES' 1709 South Brookhurst, Anaheim, California, Agent of certain real property sit~-
~ uated in the City of Anaheim, County of Orange, State of California, described in Exhibit
"A" attached hereto and referred to herein as though set forth in full

WTiEREAS, the City Planning Commission did hold a public hearing at the City Hall' in the City of Anaheim an
September 49 19639 at 2:00 o'clock P.M. notice of seid public hearing having been duly given as ~equired by
lsw and in accordance with the provisions of the Maheim Municipal Code, Chepter 18.72, to hear end consider evidence
for and ege~nst said proposed ceclassificetion and to investigate and make findings and cecommendetions in connection
thecewith; and
WHEREAS, seid Commission, after due inspection, investigetion, end study made by itself and in its behelf, and
efter due considecation of all evidence end repo~ts offeced at seid hearing, does find and determine the following,facts:
1. That the petitioner proposes a ceclassification of the ebove described property from the R-A Residential
A~xiCt~ltural, Zone to the R-3, Multiple Family Residential, Zone to establish a two-story
multiple family planned residential development with carportso
2. That the proposed reclassification of subject property is necessary and/or desiceble for the orde:ly end pra
per development of the community.
3. That the pzoposed ceciassification of subject nropecty does propecly relete to the zones and their permitted
uses locally esteblished in close pcoximity to subject property and to the zones and their permitted uses generally esteb-
lished throughout the community.
4o That the proposed reclassification of sub~ect property does require dedicatton for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which are proposed to carry the type and quantity of traffic, which
willbe generated by the permitted uses, in accordance with the circulation element of the
General Plano

the safety and general welfare of the citizens of the City of Anaheimo
lo That ~the owners of subject property shall deed to the City of Anaheim a strip of land 45
feet in ~idth from the centerline of the street, along Placentia Avenue, and the proposed
Fui-de-sac for street widenin9 purposeso
:~o Th~t street improvement plans shall be prepared and all engineering requiremen~ts of the
City of Anaheim along Piacentia Avenue, and the proposed cul-de-sac9 such as curbs aad gutters,
s.ideKalks, street.grading and~paving9 drainag2 facilities, or other appurtenant work shall be .
completed as.requiied by the City Engineer and in accordance with standard plans and cpecir"ica-
tions on file in the Office of the City Engineer; and that a bona`in an amount and form satis-
factory to the City of Anaheim shall be posted with the City to guarantee the installation
of said engineer3ng requirementso ~
3o Tfiat the owners of subject property shall pay to the City of Anaheim the sum of $2000
per front foot along Placentia Avenue, and the proposed cul-de-sac for street lio!:t~ng pvrposeso
4o That the completion of these reclassificatian proceedings is contingent upon the gran~ing
of Conditional Use Permit Noo 4690
5o That the owners of sub3ect property shall deed to the, City of ~naheim a 3-foot overhang
easement along the'northerly boundary of 'sub~ect propertyo
6o That the "Not a Pait" shall be incorporeted within'the deve•lopment or a petition filed f.or
reclassification to the R-3, Muliiple Family Resfdential; Zoneo
7a That Condition Noso l0 2, 3, and 59 above mentioned, sha12 be complied with within a period
of 180 d2ys from date hereof, or such further time as the City Council may granto `
