WHEREAS, the City Plenning Commission of the City of Anaheim did recelve a verified Pe~ition for Reclassifica-
tionfrom GLEN Eo 8 ELISABETH BLTSS BOYLES, 942 Hot Springs Roady Santa Barbara, California,
WALLACE CARTER, 86-35 Queens Boulevard, Elmhurst 73, New York, Owners; RAYMDAID SFEHAR,
1027 North Euclid, Anaheim, California, Agent of certain real property situated in the
City of Anaheim, County of Orange, State of California, described in Exhibit "A" attached
hereto and referred to herein as though set forth in fuil
; and
WHEREAS, the City Plenning Commissioe did hold a public hearing et the City Hal.1 in the City of Aneheim on
September 49 1~63, at 2:00 o'clock P.M. notice oE seid public hearing heving been duly given es cequired by
law end in accordence with the pmvisions of the Maheim Municipal Code, Chepter 18.72, to hear end consider evidence
for end against seid ptoposed reclassificetion and to investigete and meke findings and ceconmendetions in connection
therewith; and
WHER~AS, seid Commi~sion, aEtec due inspection, investigeticn, and study made by itself and in its behelf, and
efter due consideration of all evidence and reports offered at said hearing, does find and determine the following facts:
1. Thet the petitioner proposes a reclassification of the above described propeety from the R-A Residential
Agricultural, Zone to the C-1, Neighborhood Commercial, Zone to establish a three story
office buildingo
2. Thet the proposed reclessification of subject pcoperty is necessery and/or desireble for the o:derly and pro-
per development of the community. /
3. Thet the proposed reclassi~cetion of subject propeety does properly relate to the zones and their permitted
uses locally established in close proximity to subject property end to the zones end their permitted uses generelly estab-
lished throughout the community.
4o That the proposed reclassification of sub3ect property does require dedication for
and standard improvement of abutting streets because said property.does relate to and abut
upon streets and highways which are proposed to carry the type and quantity of traffic, which
will be generated by the permitted uses, in accordance with the circulation element of the
General Plane
5a That no one appeared in opposition to sub3ect petitiono

N06Y, THEREFORE, BE TT RESOLVED that the Anahei.m City Pianning Cos~mission does hereby
secommend to the City Council of the City of Anaheim that subject Petition for Reclassification
be a~proved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended
to excltida the above described property from the R-A~ Re~idential Agricultu•ral, Zone and to
incorpoxa+.e said desc.ribed property in the C-1, Neighborhood Commercial, Zone upon the following
conditions which are hereby found to be a necessary prarequisita to the proposed use of sub3ect
property in ordex to preserve the safety and general welfare of the citizens of the City of
Anaheimo
lo That the owners of subject property shall deed to the City of Anaheim a strip of land
53 fe~et in width from the centerline of the street along Euclid Street for street w3dening
purpasesa
2o That street improvement planc shall be prepared and all~engineering requirements of the
City of Anaheim along Euclid S'creety such as curbs and gutters, sidewalks, street grading and
pavingq drainage ~acilities9 or other appurtenani; work shall be completed as required by the
City Engineer end in accordance witH standard plans and specifications on file in the Office .
of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim
shaZl be posted with the City to guarantee the installation of said engineering requirements>
3o That the owners of suh~ect property shall pay to the City of Anaheim the sum of $2a00 per
front foot along Euclid Stree•t, for street lightinc purposesa
4o That the completion of these reclassification proceedings is contingeat upon the grant~ng
of Variance no 1602e '
5o That Condition Noso 19 2, and 3, above mentioned, shall be complied with within a period
of 180 days from date hereof9 or such further time as the City Council may granto
bo That subject property shall be developed substantially in acCordance with plans and spec-
ifications on,file with the City of Anaheim9 marked Exhibit Nos9 1, 2, and 3>
7o That a 6-foot strip of land shall be landscaped and said landscaping maintained, as
indicated on Exhibit Noo 1 on file with the City, that plans for said landscaping shall be
submitt~d to and approved by the Superintendent of Parkway Maintenance; and ttiat said land-
scaping shall~be installed prior to final building inspectiono
8o That•a 6-foot mason.r.y wall shall be constructed along the east px~perty line prior to
final building inspectiono
9o That a, bond in an amount and form satisfactory to the City of Anaheim shall be posted with
