A RGSOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEWi
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 63-64-34 BE DENIED
WHEREAS, the City Planning Commission oE the City oE Aneheim did ceceive a verified Petition for Recle'ssifice-
tionfcom CHARI.ES Wo HUSHAW, et al, 632 South State College Boulevard, Anaheim, California,
Owners; CHARLES W, HUSHAW9 632 South State College Boulevard, Anaheim, California, Agent
of certain real property situated in the City of Anaheim, County of Orange, State of
Calif~rnia, described as Lot Noso 1 thru 10, Tract Noo 2300, and further described as
the 500 & 600 block of State Colleye Boulevard
; and
WHEREAS, the City Planning Commission did hold a public heariag et the City Hall in the City of pnaheim on
September 16~ 1963~ at 2:00 o'clock P.M., notice of said public hearing having been duly given es required
by lew end in eccordance with the provisions of the Anaheim Municipal Code, Chepter 18.72,to hear and consider evi-
dence for end egainst said proposed reclessificetion end to investigete and make findings and recommendationa in
rnnnection therewith: and
WHEREAS, seid Commission, after due inspection, investigetion, end study mnde by itself end in its behelf,
end aEter due consideration of all evidence end reports affered at seid hearing, does find end detecmine the following
facts:
1•. Thet the petitioner pcoposes a reclessification of the ebove described property from the R-1~ One Family
Residential, Zone to the C-1, Neighborhood Commercial~ Zone.
2. That the proposad reclassification of sub3ect property is not necessary and/or
desirable for the orderly and proper development of the community.
3. That the Planning Commiasion has recommended a communitywide policy to the City
Council that strip cortunercial development along arterial highways be discouraged<
4. That.there exists throughout the community many areas where homes front upon
arterial highways, that the Planning Commission and the City Council have jointly
discussed methods of preserving the residential env3ronment of these areas, and t hat the
Planning Staff will program precise plan studies of these areas for the comming fiscal
year.
5. That a residential environment could be preserved and enhanced on the subject
properties through cooperative action of these property owners.
6. That subject property is opposite single family development existing on the
west side of State College Boulevard and that, if approved, would create a new strip
commercial area, which would be detrimental to the abutting residEntial properties to the
west and east.
7. That no plans of development were presenteda
8. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE iT RESOLVED thet the Anaheim City Planning Commission does heceby recommend
to the City Council of the Citrj of Aneheim thet subject Petition for Reclassi£ication be denied on ihe basis of the
efo:ementioned findings.
