A RESOLUTION OF THE CITY PLANNIhG C~MMISSION OF THE CITY OF ANAHEIM

WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified
Petiti~n for Conditional Use Permit from HENRY M. PIAU, et al, 214 Grand Avenue, Anaheim,
California, Ownerss ~RIS II.IEFF, 1121 Goodrich Boulevard, Los Angeles 22, California,
Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, described in Exhibit "A" attached hereto and referred to herein as though set
forth in full; and
WHEREAS, the City Planning Cormnission did hold a public hearing at the City Hall in
the City of Anaheim on September 16, 1963, at 2:00 o'clock p.m., notice of said public
hearing ha~iing been duly given as required by law and in accordance with the provisions
of the Anaheim Municipal Code, Chapter 18a64, to hear and consider evidence for and against
s.aid proposed conc~itional use and to investigate and make findings and recommendations in
connec:tion +.herewith; and
r'lH~RFAS, the City Planning Commission, afi:er due inspection, investigation, and study
made by itself and in its behalf, and after due consideration of all evidence and reports
offered at said hearing, does find and determine the following factsn
1. That the proposed use is properly one for which a Conditional Use Permit is
authorized by this Code, to wita establish a one and two story multiple fami~y planned
residential development on subject property, waiver of the one story height limitation
within 150 feet of the Single Fami.ly Residential ?one, and tne minimum R-A, Residential
Agricultural, Zone lot size.
2. That the propnsed use wili not adversely affect the ad~oining 1•and uses and the
growth and development of the area in wh3ch it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate io a21oc;
the full development of the proposed use in a manner not detrimental to the particular ar
area nor to the peace, health, safety, and general welfare of the citizens of the City
of Anaheime
4. That the granting of the Conditional Use Permit under the conditions imposed,
if any, will not be detrimental to the peace, health, safety, and general welfare of
the citizens of the City of Anaheim.
5. That under euthority of Codei Section 18o64v070 waiver of the single story
height limitatian within 150 feet of single family zoned property is hereby gran•ted.
6. That two persons appeared, and one letter was received in opposition to sub~ect
petition.

NOW, THEREt~RE9 BE IT RESOLVED ihat the.Anaheim City Planning Commission does hereby
gran~t subject Petition for ~onditional Use Permit, upon the following conditions which are
hereby fou~d to be a necessary.nrerequisite to the proposed use of the subject property
in order to preserve the safety and general welfare of the citizens of the City of 1~naheim.
1. That the owners of subject property shall pay to the City of Anaheim the sum of
$25°00 per dwelling unit to be used for park and recreation purposes, said amount to be
paid at the time the building permit is issued.
2. That trash storage areas shall be provided in accordance with approved plans on
f ile in the office of the Director of Public Works, prior to final building inspection.
3. That fire hydrants shall be installed as required and determined to be necessary
by the Chief of the Fire Department, to be installed prior to final building inspECtion.
4. That this Conditional Use Permit is granted subject to the completion of
Reclassification Noo 63-64-350
5. That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit Nos. 1 through 7.
6o That a six (6) foot masonry wall shall be constructed along the north and east
boundaries prior to f inal building inspection.
7. That treewells shall be provided at approximately forty (40) foot intervals in
the Lincoln and Grard Avenue parkways abutting subject property, and on both sides of
the interior streets along the periphery of subject prope*ty; that plans for said treewells
and planting of trees therein shall be submitted to and approved by the Superintendent of
Parkway Maintenance; and said treewells shall be planted with trees prior to final building
inspection.
8~ That any structures proposed for subject property shall be set back thirty-five (35)
feet on the Lincoln Avenue frontage, and fifteen .(.15) feet on the..Gr.and.Avenue frontage.
9o That a six (6) foot decorative masonry wall shall be constructed along the
south and west setback lines of subject propesty .pr.ior to final building inspection.
l0o That landscaping shall be installed and maintained in the Lincoln and Grand
Avenues setbacks of subject property, that plans for said landscaping shail be submitted
to and approved by the Superintendent of Parkwzy Maintenance; and that said landscaping
shall be installed priur to final building inspectiono
