RECOMMENPING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 63-64-38 gE APPROVED •
WHEREAS, the City Planning Commission of the City of Anaheim did ceceive initiate a~etition for
Reclassification of pr.perty sittlated in the City of Anaheim,'County of Orange, State of
Cal.ifornia,'described in Exhibit "A" attached hereto and referred to herein as though set

WHEREAS, the City Plenning Commission did hold a public hearing at the City Hell in the City of Maheim on
September 30~ 1963, at 2:00 o'clock P.M. notice of seid public hearing hevin~ been duly given as rEquired by
law and in accordance with the provisions of the Aneheim Municipal Code, Chepter 18.72, to hear and consider evldence
for end against said ptoposed reclassification and to investigate and meke findings and recommendetions in connection
therewith; end
WHEREAS; said Commission, aEtez due inspection, investigation, and study mede by itself and in ita behelf, and
after due consideration of all evidence and cepods offered at said hearing, does find end determine the foilowing facts:
le That the City Planning Commission proposes a reclassification of the above de-
scribed property from the R-0, One Family Suburban, Zone to the C-1, Neighborhood Commercial,
Zone to place subjec~ property in the most appropriate zonee

2. That the propased reclessificetion of subject property is necessary and/or desireble for the orderly end pra
per development of the community.
3. That the proposed reclessiEicetion of subject property does properly relete to the zones and their permitted
uses locelly established in close proximity to subject property end to the zones and their permitted uses genecally esteb-
lished thro:~ghout the community.
4e That~ although•street improvements such as curbs and gutters9 sidewalks, street
grading and paving, drainage facilities, and other appurtenant work is needed on West Street,
these improveinents may be required at the time of the request for developR~ent~of the property~
is filed. •
5. That Variance Noo 834 was granted by the Planninq Commission October 7, 1957, for
• a Boy Scount Headqnarters at 1006 West La Palma Avenuee
6. That Variance Noe 895 was granted by the Planning Comanission Janu~ry 28, 1957,
for a_service station at 1022 Y~est La Palma Avenueo
7o That Reclassification Noo 59-60-81 for G 1, Neighborhood Commercial, Zone for
professional use of property easteriy of the Boy Scout Headquarters, was approved by Resolu-
~ tion of Intent No< 5916 by the•City Council April 5, 1960, but an ordinance has not been reade
I 8. That Cormnercial development exists to the west and north of subject propertye
; 9. That Carbor Creek on the southerly boundary of subject praperty acts as a natural
