A RESOLUTION OF THE CITY FLANNING COMMISSION OF THE CITY OF ANAHEIM

RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLA55IFICATION NO. 63-64-28 gE APPROVED
WHEREAS, the City Planning Commiseion af the City of Anaheim did receive e vedfied Petition for ReclossiEica-
tionfrom JOSEPH Po GLEASON, M,Do, 6189 La Palma Avenue, Buena Park, California, Owner; JACK
Ja STRICKLAAID,- AIA, 9012 Garden Grove Boulevard, Garden Grove, California, Agent of certain
real praperty situatad in the City of Anaheim, County of Orange, State of California, described
as Parcel la That portion of the North half of the Northwest quarter of the Northwest quarter
of Section 7, Township 4 South9 Range 10 West, in the Rancho Los Coyotes, as shown on a map
thereof recorced in book 51, page l0y Miscellaneous Maps, records of said Orange County, de-
scribed as followsi Beginning at a point in the West line of said Northwest quarter, 366
feet South of the Northwest corner of the Northwest quarter of said Section 7, and running
thence East parallel to the North line of said Section 7, 666 feet; thence South parallel to
the West line of said Section 7y 220 feet~ thence West parallel to the North line of said

WHEREAS, the City Plenning Commission did hold e public headng at the City Hell in the City of Aneheim on
OCtober 14~ 1963y at 2:00 o'clock P.M. notice of aeid public hearing having been duly given ae required by
law ~nd iu eccordence with the provisions of the Meheim MunicIpel Code, Chepter 18.72, to hear end consider evidence
for and egeinst seid p~oposed reciassiEicetion end to investigete and meke Eindings end cecommendations in connection
thecewith; end
WHEREAS, seid Conmission, aEter due inspection, investigation, and study mede by itself end in ita behet,i, ;nd
aEter due conelderetion oE ell evidence and reports oEfered et seid hearing, does Eind end determine the iollowing facts:
1. That the petitionec preposes a reclessiEication of the ebove descdbed property from the G19 Neighborh0od
Commercial, Zone to the R-3, Multiple Family Residential, Zone to permit the establishment of
a one and two-story multiple family residential development with carportso
2. That the proposed reclessification of subJect property is necessery and/or desireble for the orderly end pra
per deyeiopment oE the community. .
3. Thet the pcoposed reclassiEicetion oE subject property doea properly relete to the zones end their pennitted
ases locelly established in close proximity to subject property end to the zones end their permitted uses generally eateb-
Iished throughout the community.
4o That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which are p•roposed to carxy the type and quantity of traffic, which
will be generated by the permitted uses, in accordance with the circulation elemeni; of the '
General Plan,
5e That i~ order to provide a circulating water system for sub~ect property tAe recommen-
dation of the Water Division that a 5-foot public utility easement along the soutnerly aound-
ary or subject property be required so that the water main sex•ving subject property may be ~
tied into a,^, 3xis±ing wai.er main at the end of Haron Streeto This can be accomplished by ',
relocating the carport adjacent to the southerly boundary of sub~ect property to the czrport
area near Magnolia Avenue.
6. That no one appeared in opposition to subject petition.

N'OW, THEREFOnE, BE IT RESOL\1ED that the Aneheim City P'lanning Commission does heceby cecommend
to U:e City Council of the City af Anaheim thet subject Petition €or RCClassification be epprovea end, by so doing,
thet Titie 18-2or?ne of the Aneheim Municipal CodP be emended to exclude the ehove described property from the
C-'l, Neighborhoed Commercia)., Zone and to incorporate said described property into the R-3,

a necessary prerequisite to the proposed use of subject property in order to preserve the
sa:ety a.nd genera'1 welfare of the citizens of the City of Anaheimo
-~ lo That street improvement plans sha11 be pre~sared and all engineering x~equirements of the '.
City of Anaheim along Magnolia Avenue, such as curbs and gutters9 sidetivalks, street grading and
pavir.g9 d•rainage facilities, or other appurtenant work shall be compieted as required by the
City Engineer and in accoi•dance with standard plans and specifications on f ile in the office of
the City Engineero
• 2o That the owners of subject property shall pay to the Ci•ty of Anahei~ the sum of $2000
per front foot, along Magnolia Avenue, for street lighting purposeso •
3o That the owners of sub~ect property sha11 deed to the City of Anaheim a 5-foot easement ~
along the southerZ•y boundaxy of subject propert~yo
' 4o That the completion of these reclassification proceedings is contingent upon t he grant- -
ing of a Conditional Use Permito

6o That Condition Noso 19 2, and 3, above mentioned, shall be compiied wi~th within a period ;'
of 18G days from date hereof, or such furthex time as the City Council may granto
7o That subject property sha11 be developed substantially in accordance with plans and
specifications on fi'le with the City of Anaheim9 marked Revision Noo 1, Exhibit Noso l~thru 49
provided that the carport adjacent to the southerly boundary be re'located to the carport area
in a manner as was done for •the model units to provide a walkway for pedeatrians entering and
leaving automobi'lesa
