A RE50LUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PEfITION FOR ~NDITIO:VAL USE PERMIT 485, BE GRANTID
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified
Petition for Conditional Use Permit from ARDNARE DEVELOPMENT OOMPANY9 1129 Westwood Boule-
vard, Los Angeles 249 California, Owners; RAYIviOND ROUGH, 74I North Euclid Street, Anaheim,
California, Agent of certain real p•roperty situated in the City of Anaheim, County of Orange,
State of Californiay desc•ribed as Lot Noso 1 thru 11 and Lot Noso 15 thru 52 inclusive, of
Tract Noo 2517, and further described as the West side of Euclid and includes the north
and south sides of Gien Oaks and Greenleaf Avenues andthe east and west sides of Fairhaven
Street; and
WI?EREAS9 the City Planning Commission did hold a public hearing at the City Hall in
the City of Anaheim on October 14, 19639 at 2a00 o°clock pomo, notice of said public hear-
ing having been dul•y given as requi•red by law and in accordance with the provisions of
the Anaheim Municipal Code, Chapter 18064, to hear and consider evidence for and against
said proposed conditional use and to investigate and make findings and recommendations in
connection therewith; and
WHERFAS, said Commission9 after due inspectiony investigation, and study made by itself
and in its behalf, and after due consideration of all evidence and reports offered at said
hearing, does find._and determine the following factsa
lo That the proposed use is properly one for which a Conditional Usa Permit is author-
ized by this Code, to wita establish a planned townhouse development by means of a re-
subdivision of an existing R~3y Multiple Family Residential Tract, with waiver of the
followings (1) garages to construct carportsg (2) minimum side~ard requirements; (3) min-
imum £ront yard setback requirements on Lot Nosa 1 through 11~ 4) minimum lot area and
width; (5) one-story height li~~~~ta+..ion within 150 feet of a 66 by 277 foot R-A9 Residential
Agricuitural9 parcel fronting on Euc'li~ Streeto
2o That the proposed use wi'1'1 not au•rersely affect the adjoining land uses and the
g.rowth and development of the area in which it is proposed to be locatedo
3~ T~at the size and shape of the site proposed for the use is adequate to allow the
full deve'lopment of the p•roposed use in a maimer not detrimental to the particular area
nor to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim.
4o That the granting of the Conditional Use Permit under the conditions imposed, if
any, will nct be detximental to the peace, healthy safety9 and general welfare of the citi-
zens of the City of Anaheimo
5o That the petitioner9 by stipulation agreed, that 18 inches of concrete be installed
behind the existing curbs of subject propertyo
6o That one person was p•resent9 that two petitions were submitted with total of 53
names of property owners adjacent to and in close proximity to subject property, that one
letter was received in opposii:ion to subject pet~tion, b~t that the property ormers
opposition was vrithdrawn at the second hearingo

for said treewells and pianting of t•rees thexein, sha11 be submitted to and approved by the
Superintendent of Parkway Maintenance9 and said t•reewe7.ls shall be pianted with trees prior to
final building inspectiono
7~ That ai'1 trash storage areas as indicated on Revision No~ ly Exhibit Noa 3, except
those north of Glenoaks Avenue„ shai'1 be relocated so as to provide a building separatlon from
