WHEREAS, the City Planning Commission of the City o: Aneheim did ceceive a vedfied Petition :or Reclessifica-

certain real property situated in the City of Anaheim, County of Orange; Sta±e of California,
described in Exhibit "A" attached hereto and referred to herein as though set forth in full ,

WHEREAS, the City Planning Commissioe did hold a public hearing si the City Hell in the City of Anaheim on.
October 149 1963y at 2:00 o'clock P.M. notice of seid public heering havinR been duly given es required by
lew'end in accordance with the provisions of the Anaheim Municipel Code, Chepter 18.72, to hear end coneider evidence
for end egainst seid pioposed reclassification end to investigete and meke findings end cecommendations in connection
therewith; and
WH~REAS, sall Commission, after due inspection, :avestigation, end study mede by itself end in its behelf, and
efter due cansideration of all evidence and :eports offe:ed at seid hearing, does find and dete:mine the following fects:
1. That the petitioner pcoposes e reclessificetion of the above described property from the C-1~ IJeighborhood
Commercial, Zone to the C-3, Heavy Commercial, Zone to establish a used car agency as a
conforming useo
2. Thet the proposed reclassification of subject property is necessnry and/or desireble for thc orderly and pra
per development of the community.
3. That the proposed reclassification of subject prop~:ty does properly relate to the zones end their pecmitted
uses locelly esteblished in close proximity to subject property and to the zones and their permitted uses generally esteb-
lished throughout the community.
4a That the propased reclassification of subject property does not require dedicetion
for and standard improvement of abutting streets because said property does relate to and
abut upon streets.and highways which axe.improved to carry t}~e type and quantity of traffic,
which will 1~e generated by tha.permitted uses, in accordance with the ciTculation element
of the Ger.eral Plano
5. -That the 6-foot P-L, Parking Landscaping, Zone is recommended to tha City Council so
that the development and zoning of subject property might be consistent with properties to +.he
north and the development also be consistent with abuti:ir~g properties to the east.
