RECOMMENDING TO TRE CITY COUNCIL OF E ITY OF ANAHEIM THAT

property situated in the City of Anaheim, County of Orange, State of California9 described
in Exhibit "A" attached hereto and referred to herein as though set forth in full
therewith; and
WHFREAS, seid Commission, aftet due inspection, investigatior., end study made by itself and in its behelf, and
after due consideration oE ell evidence and reports offered at seid heacing, does Eind and determine the following fects:
1. That the petitioner proposes a reclassification of the above described property from the M-l9 Light Industrial~ "•,
Zone, to the R-3, Multiple Family Residential, Zone to permit the construction of a Multiple
Family Plannod Residential development v~ith carports on subject propertyo

WI-IEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
October 1•49 19639 at 2:00 o'clock P.M. notice of seid public hearing having been duly given as required by
lew and in accordance with the provisions of the Maheim Municipal Code, Chapter 18.72, to hear and consider evidence
for and against said ptoposed reclassificetion and to investigate and make findings end cecommendations in connection
2. Thet the proposed reclassification of subject ptopetty is necessery and/or desirable for the orderly and pro-
per development of the community.
3. That the proposed reclessificetion of subject p:operty does properly relete to the zones and their pecmitted
uses locally established in close proximity to subject pcoperty and to the zones and their permitted uses generally estab-
lished throughout the community.
4o That the proposed reclassification of subject property does require dedication
f~r and standard..impr.ovement of abui:ting streets because said property does relate to and
abut npon stzeets and highways which are proposed to carry the type and quantity of traffic,
which.will be generated by the permitted uses, in ac~ordance with the circulation element
of the General Plano

NOW, THEREFORE, Sr, I1' RESOLVED that the Meheim City Plenaing Commission does hereby cecommend
to the City Council of the City of Aneheim thet subject Petition for ReclassiGcation be epproved end, by so doing,
thar Tit1e 1R-7.oninv of the Anaheim Municioal Code be amended to exclude the ebove described pmpetty from the
M-19 Light Industrial9 Zone and to incorporate said described property into the R-3y Multiple
Family Resictent3al, Zone upon the following conditions which are nereby found to be a necessary
prerequisite to the proposed use of subject property in order to preserve the safety and
general welfare of the citizens of the City of Anaheimo
lo That the owners of subject p•roperty shall deed to the City of Anaheim a strip of land
30.feEt in width„ from the centerline of the streety along Clifton Avenue for street
widening purposes~
2o That Lot "A" - Tract Noo 2757, sha11 be acquired to provide access to Clifton Avenuee
3a That the completion of these reclassificatior. pxoceedings is contingent upon the
granting of Conditioral Use Permit Nc~ 4890 •
4o That Condition Nos~ 1, 2, and 3, above.mentioned, shall be complied with within a
pexiod of 180 days froID.th.e date hereof9 or such further time as the City Council may grante
, 5o That the proposed alley sha11 be developed in accordance taith Plan 1000 Studies.
