WHEREAS, said Commiesion, efter dua inspection, investigation, and etudy made by itself end in its behalf, end
after due considecation of all evidence end reporta offered at eaid headng, does find and determiae the following facts:
2. That the pmposed use is peoperly one for which a Conditional,Use Perin~t is authorized by this Code, to
wit: construct a mvltiple family planned residential development with carports, and waiver
of the minimum space requirement between st•ructureso
2. That the proposed uae aill aot adveraely effect the edjoining land uses end the gmwth md development of
the acea in which it is pxopoaed to be located.
3. That the size and ahape oY the site proposed for the use is adequate to allow the full development oEthe

~ NOW, THEREFORE, BE IT RESOLVED that •the Anaheim City Planning Commissian does heraby grant subject ~
Petition for Conditional Use Permit, upon the following conditions which are heceby found to be e necessary prerequisite
to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the
City of Anaheim:
lo ihat the sidewalks shall be installed along Glifton Avenue~ as required by ihe ~iiy
Engineer and in accordance with standard plans and specifications on file in the office of
the City Engineer prior to final building inspectiono
2e That the owners of subject property shall pay to the City of Rnaheim the sum of $25000
per dwelling unit9 to be used for park and recreation purooses, said amount to be paid at the
time the building permit is issuede
3o That trash storage a*eas shall be pro•vided in accordance with approved plans on file in
the office of the Director of Public Works, prior to final building inspection.
4,. That this Condit'ional Use Permit is granted subject to the completion of Reclassif i~
cation Noo 63•~•64-~47„
5a That subject propex•ty sha11 be developed substantially in accordance with plans and
specif ications on f31e w~th the City of. Anaheim, ma.rked Exhibit Nos~ 1 through l00
6o That the rear and side wails of the proposed carports shall be finished wi+.h exterior
building materiais9 that enc'losed storage cab3nets9 with a minimum capacity of 100 cubic
feety shall be provided, and that adequate bumper guards shall be provided to protect the
interior walis of the carports from damagey prfor to final building inspectiono
7e That a 6-foot masonry wall shall be constructed along the south, west and east property
lines, pri.or to final bu3l.ding inspection~
8o That treewells shall be provided at approximatel~y 40-foot intervals in the Cliftvn Ave-
nue parkway abutting subject propertya that plans fox• said t•reewells and planting of trees
thereiny sha11 be submitted to and approved by the Superintendent of Parkway Maintenancay and
said treewelisshall be planted with trees p•rior to final building inspectiono
