1. Thet the petitioner pmQoees, n recleasiEicetion of the ~bove deacdbed property from the R-A, Residential
Agricultural, Zone to the R-3, Multiple Family Residential, Zone to permit the construction
of a 35-unit apartment building with oarports on subjeot property.

per development of the community. '
3. Thet the proposed reclesaificetion of subject property daes properly relate to the zones and their permitted
uses locelly established in close proximity to eubject property end to the sone~ and their permitted uaes genetelly esteb-
lished throughout the sommunity.
4. That the proposed realassification of subject property does require dedication for
end standerd improvement of abutting streets because said property does relate to end abut
upon street~ snd highways whiah are proposed to aarry the type and quantity of treffic,
whioh will be generated by the permitted uses, in acaordance with the ciraulation element,

5. Thai; the petitioner, by stipulation, agreed to oonstruat a 6-foot masonry wall
along the westerly end of the proposed 30-foot drive, exaept for a walkway, prior tc ~
finel building inspeotion. •~
6. That no one appeared in opposition to subjeot,petition.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plenning Commission doea heceby f!'qmACifa
to the City Council of the City of Aneheim that subject Petition for Reclassificetion be approved and, by ao doing,
that Title 1&Zoning of the Meheim Municipal Code be emended to exclude the ebove described propec4y from the
R-A, Residential Agricultural, Zone and to incorporate said described property into the
R-3, Multiple Family Residential, Zone upon the fol.towing conditions which are hereby found '
to be a necessary prerequisite to the proposed use of subject property in order to preserve
the safety and general welfare of the citizens of th= City of AnahAim.
1. That the owners of subjeot property shall deed to the City of Ane,heim a strip of land
45 feet in width from the centerline of the street along Harbor Boulevard, for street
widening purposes.
2• That the completion of these rsolassification proceedings is contingent upon the granting
of Varianoe No. 1605.
3• That Condition No. 1, above mentioned, shall be complied with within a period of 180 days
from date hereof, or suah further $ime as the City Council may grant.
4. That the vehiaular access rights to Bellevue Drive from the proposed 30-foot drive shall
be dedicated to the C:.ty of Anaheim se,iii dedication shall be aomplied with within a
period of 180 days hereo£, or suoh further time as the City Council may grant.
