WFiEREAS, the City Plenning Cammission of the City of Anaheim did receive a verified Petition for Reclessifica-
tion from pRIONy INCa 9 Lyr:n Eo Thomser., 420 South Euclid #~venuey Anaheim, California, ONmers ;
of certain real property situated in the City of Mai-eim9 Count,y of Orangey State of Cali-
fornia, described in Exhibit "A" attached hereto and referred to herein a~ though set forth ~
in full ,

WHEREAS, the City Plenning Commissiort did hold a public hearing at the City Heli in the City of Anaheim on
OCtober 289 1963, at 2:00 o'clock P.M. notice of said public hearing heving been duly given es required by
law and in accocdance with the provisions of the Anaheim Municipal Code, Chepter 18.72, to hearand consider evidence ?
for and egeinst said ptoposed ceclassification end to. investigate and meke findings and recommendetiona in con~ection

WHEREAS, seid Commission, aftec due inspection, investigetion, end study made by itself end in its behalf, end
after due consideration of all evidence and repo~ts offered at seid hearing, does find and determine the following facts:
1. That the petiGoner proposes a reclassificetion of the above described property from the R-A9 Residential
Agricultu•ral, Zone to the C-1, Neighborhood Commercial, Zone to construct a three-story
office buildingo
2. That the proposed reclessificetion of subject property is necessery end/or desirebl.e for the ocderly end pco-
per development of the community.
3. Thet the p:oposed reclessificetion of subject p:operty doe2 properly celate ko the zones and their permitted
uses locally established in close pcoximity to subject property end to `~~e iones and their permitted uses generelly esEeb-
lished theoughout the community.
4e That the proposed reclass3fication of sub~ect property does not require dedication
of abutting streets, but dces require the standard improvement, ~because said property.t~,ee~
relate to and abut upon streets and highways which are improved to carry the type and qr~stity
of traffic, which will be generated by the permitted uses, in accordance w ith the circulation
