A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIhi
RECOMMENDING TO THE CITY COUNCIL UF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 63-64-48 BE DENIED

WHEREAS, the City Planning Commission of the City of Anaheim did ceceive a vetified Petition for Reclassifica-
tionfcomNII-ENA Jo TRAPP 8 BANK OF AMERICA, NT&SA, 801 North Main, Santa Ana, California,
Owners; DAUMER; INCo9 117 East Chapman Avenuey Orange, California, Agents of certain real
property situated in the City of Anahaim, County of Oranqey State of Califcrnia9 described
in Exhibit "A" attached hereto and referred to herein as t}iough set forth in full
; and
WHEREAS, the City Plenning Commission did hold a public hearing at the City Hell in the City of Anaheim on
OCtobeT 28y 1963, at 2:00 o'clock P.M., notice of said public hearing having been duly given as required
by lnw and in accotdance with the provicions of the Anah~im Municipel Code, Chapter 18.72, to hear and consider evi-
dence for and ageinst said proposed ceclassification end to investigaEe and make findings end recommendations in
connection therewith: and
WHEREAS, said Commission, efter due inspection, investigation, and study made by itself and in its behalf, ~
end after due considecation of all evidence and ceoorts offered at seid hearing, does find and,determine the following
facts:
1. That the petiti~nar proposes a reclassificetion of the above desctibed property from the R-Ay Residential 3
Agricultural, Zone to the C-1q Neighborhood Commercial, Zone f or Portion "A" for the construc- ;
tion of commerc3.a1 fac3lities, and the R-3, Mu1t3p1e.Family Residentlal Zone for Portion "B"
ta const•ruct a one and two-story multiple family planned residential developmento `s
2o That the proposed reclassification would not be in keeping with the existing land
development within the area bounded on the north by La Palma Avenuey on the west by the proposed;
Orange Freeway, on the south by Lincoln Avenue9 and on the east by Rio Vista StreetY wherein
200 s;tnale family homes have already b~en established, and, wherein one service station has i
been approved with adec{uate safeguards for compatibillty with any future resldential develop- i
mento ~
3o That in Planning Studies made of the area in which subject property is located, one
being made as recently as Ju1y9 1963, in which a great deal of time and effort had been exper~ded;
by the Commission, all evidence presented substantiated the Commission's ~roposals for the

4. That the proposed reclassification of subject property would set a pattern of i
develoament for the vacant properites in the area totally inconsistent with any of the ;
Commission's past land use proposalso j
5o That the four alternative met•hods of residentfal land development discussed in the
Report to the Commission were considered, and that Alternative "A" was deemed to be the only
appropriate alternative for development of sub3ecl: and abutting prc?perties, but that Altern-
ative "B", "C", and "D'•' should not be usedo
6o That two persons, one of whom repi~esented 35 persons present in the Council Chamber,
appeared in opposition to sub~ect peti~ion<
