"A" attached hereto and referred to herein as though set forth in full

WHEREAS, seid Commisalon, efter due inapection, investlgetion, end study mede by itself end in its behalf,
and efter due conaideretion of ell evideace ead reports offered et seid hearing, does find and deteanine the following facts:

construct a one and two-story mu'ltiple fami.ly pianned residential development on Portien
"B"9 with waiver of the one-story height limitation within 1F0 feet of R-A9 Residential Agri-
cvltural, Zone property, and waiver of the required garages to construct carportso I
2o That the proposed use would not be in keeping with the existing land development with~ i
in the area bounded on the north by La Palma Avettue, on the west by the proposed Orange ~
Freeway, on the south by Lincoln Avenue, and on the east by Rio Vista Streety wherein 200
single family homes have already been established and9 wherein one service station has
been approved with adequate safeguards for compatibil.ity with any future residenttal develop-
mento '
3o That in Planning Studies made of th~ area in which subject property is located9 one
being made as recently as Ju'ly, 1963, in which a great deal of time and effort had been
expended by tl~e Commission9 all evidence presented substantiated the Commission~s proposals
for the ultimate development of subject and abutting properties for low density single
family subdivisiona
4. That the pxoposed use of subjec± p•roperty would set a pattern of development for
the vacant properties in the area totally inconsistent tivith any of the Comnission's past
land use proposaisa
5e That the r"our alternative methods of residential land development disoussed in the
Report to the Commissian ~,~ere considered, and that Alternative "A" was deemed to be the on'ly
appropriate alternative f~r development of subject and abutting properties, but that
Alternatives "B", "C", and "D"9 should not be usedo
