'That the size end shepe of the site p:oposed for the use is edequete to allow the full development of the proposed use in a manner not detrimental to the pacticulee erea nor to ihe peace, health, safety, and general welfere of the Citizens of the City of Aneheim. , 4. That the gcenting of the Conditional Use Pemdt undec the conditians :mposed, if any, will not be detrimental to the peace, health, safery, end genecal welfare of the Citizzns of the City of Anaheim. 5o That under the authority of Codes Section 18~640070, waiver of the requirement of Codes Section 180040090 is granted to permit the establishment of the proposed.facility to within 7 feet of the southerly boundary of subject propextya 6o That the petitioner stipulate6 to landscaping the easter.ly 90 feet prior to Final Building Inspection, and to hold safd 90 feet in reserve for future parking requirementso ~ 7. That all parking shall be provided f or each phase of deve~~pment in accordance with one parking space per 5 seats in the church and assen~bly areaso 8o That one person appeared in conditionai oppo=_ition to sub3ect petition~ Cl-G -1- __ - ---- ---- ~ _ ._. .. .. ~ ~ ` ,_ ~, - -_ _.. ;~r-.~-----. _~_._,..---.~._,. --- ___ 1 f } ~~ ~ S~ ti ' ~~~~ ~~~ ~~ ~~?t 4r ~ ' ~`I `._~ ~~1 AOW, THEREFURE9 BE IT RESOLVID that the Anaheim City P:tanning Commission does hereby grant subject Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of the sub~ect propexty in order to preserve the safety and general welfare of the Citizens of the City of Anaheimo lo That the owners of subject:propert~ shall deed io the City of Anaheim a~trip of land`45 feet in width9 from the centerline of the str:>~~, along Sunki~•t Streetq for street widening purposeso 2o That street improvement plans shall be prepared and aIl engineering requirements of • the City of Anaheim along Sunkist Street9 su~h as curbs and gutt3ra, ~id~4ualks, street grading and paving, drainage facilities, or other appurtenant hc:rk ~haii ~~~ campleted as required by the City Engineer and in accordance wi+.h standard plar~s on ~'ilc> ?.n the office of the City Enyineer; and that a bond in an amount and form sat~sf:7ctory to the City of Anaheim shall be posted with the City to guarantee the installatiua o;~ :.aiu enginee:r~ng requirementso 3. That trash storage areas sha11 be p•rovided in accordance tivith approved plans on f ile in the off ice of the Director of Public Works, prior to fina'1 building inspection~ 4o That the owners of subject properl:y shall pa•y to the City of Anaheim the sum of $2.00 per front foot, along Sunkist Street, for st•reet lighting purposeso 5a That the owners of subject propext~y shall deed to the City of Anaheim a three (3) foot overkiang easement along the westg north and east boundaries of subject propertyo 6o That fire hydrants shall be installed as rec~uired and determined to be r~ecessary by the Chief of the Fire Department9 to be installed prior to final building inspectiono 7o That Condition Nosa 19 2y 4, and 59 abcve mentioned, shall b~ complied with within a period of 180 days from date hereof, or such further time as the Commission may granto 8o That subject property sha11 be deve'loped substantiallf in accordance with plans and specifications on file with the C3ty of Anaheimg marked Exhibit Noso 1, 2, 3, 4, 5y 6y and 7, as amendedo 9a That tree wells shall be provided at approximate 40 foot intervals in the Sunkist Street parkway abuttin, sub3ect property; that plans for sa3d tree weils and planting of trees therein, shall ne submitted to and approved by the Superintendent of Parkway Main- tenance; and said t•ree wells shall be planted with trees prior to f~nai buliding inspectiono 10, That a six foot masonry wall sha11 be const•ructed along the property lines where parking is provided adjacent to any residential development prior to final building inspection. llo That the easteriy 90 feet of subject property shall be iandscaped prior to finai building inspection, as stipulated by the petitioner„ and held in reserve for future parking reauirements.
