WHEREAS, the City Plenniag Commissioa of the City of Anaheim did cecaive a verified Petition for Conditional
Use Permitf:om MARION C. & II.AINE Ja HENRY9 1212 Westmont Prive, Anaheim, California, O~mers;
WARREN EISENBEISZ 8 PAUL WAGENBACH, 907 South Gaymont, Anaheim, California, Agents of cer-
tain real property si~uated in the City of Anaheim, County of OrangeY State of California,
described as Lot Noso 1 and 2 of the P, A, Stanton T•ract, as shown on a Map recorded in
Book 5, page 23 and 24 of Miscellaneous Maps, records of Orange CountyY Californiao EXCEPT-
ING therefrom the South 6 acres

November 139 1963~ at 2:00 o'clock P.M., notice of seid public hearing having been duly givEn as requiced by
law end in accosdence with the provisions of the Anaheim 6lunicipel code, Chapter 18.64, to hear end consider evidence
for end egainst said pcoposed conditional use end to investigate and meke findings and recommendetions in connection

1. That the pcoposed nse is properly one for which a Conditioael,Uae Permit is authodzed by this Code, to
' wit: establi~h a coin-operated car wash~ '
2, That the p:oposed use will aot edve:sely effect the adjoining laan ;,ses end the gmwth end davelopment of
the area in which it is pcoposed to be located.
. 3. That the size and shspe cf the site pcopose3 for the use is adequete to ailow the full development of the
proposed use in a menner not detrimentel to the pertiaular acea nor to tk~e peace, health, safety, and general welfere
of the Citizens of the City of Aneheim. .
4. That the granting of the Conditionel Use Permit under the conc'Stions imposed, if any, ,cill not be detri~entel
to the peace, health, sefety, and generel welface of the Citizens of the Ci.iy of Aneheim.
5o That the petitioner stipula~ted to landscaping as shown on Exhibit Noe 40

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenni:ig Commission does hereby grant subject
Petition for Conditionel tJse Permit, upon the following conditions which are hereby faund to be a necessery prerequisite
to the proposed usa of the subject property in o:der to pcesetve the safety and general welfare ofthe Citizens of the
City of Aneheim: . .
1o That trash sterage a•reas shall be provided in accordance with approved plans on
file in the offi~e of the Director of Public Works9 priox to f3na1 building inspectiono
2a That subject property shal'1 be developed subst~ntially in acco.rdance w£th plans and
specifica•tions including landscaping on file with the City of Anaheim marked Exhibit Noso 1, 2,
39 and 4Y sxcePt as amended hereitt~ .
3a That treewells shall be provided at approximate'ly 40 foot intervals in the Gilbert
Avenue parkway abuttinq subject property; that plans fox saYd treeti~ei'is and planting of trees
therein9 shal'1 be submitted to and approved by the Supe•rinter.dent of Parlc~va~y Maintenance, and
said treew~lls shall be planted~with trees priox to fina'1 building inspectione
4,; That the petitione•r sha'11 initiate reclassif'ication pxoceedings to reclassify
svbject prope•rty to the ~-ly Neighborhood Commercial., Zone and said proceedings shall be
completed prior to final building inspection of the cax wash,~
5o That a six (6) foot masonry wa'li sha11 he constructed a'long the eas+.erly 128 feet
of the southerly boundary of subject propertyy stepped do-yvn to forty~two (42) inches within
fiftAen (15) feet of the setback of t~he Gilbert Street prope;ty line prior to final building
inspection and9 ~urther, that the proposed structure shali be relocated to the south property
line, and that the southerly wall the•reof sha'l1 be integrated with the requixed mason•ry wall
to the fu11 height of said structureo
