RECOMMENDING TO TH,~, CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 63-64-5£i BE DENIED
WHEREAS, the City Planning Commissiea of the City of Aaaheim did receive a verified Petition for Recla'ssifica-
tionfrom EVA S. BIELANSKI, 2760 Crescent Avenue, Buena Park, California, Owner;.JOHN Ao
MILLER, 583 West 19th Street, Costa Mesa, California, Agent of ,certain xeal property
situated in the City of Anaheim, County of Orange, State of Calif~rnia, described as
Lot No. 25 of Tract No. 641, and further described as 2760 Crescent Avenue '
; and
WHEREAS, the City Plenning Commission did hold e public hearing et the City Hall in the City of Aneheim on
NoVember 13~ 1963, et 2:00 o'clock P.M., notice of said public hearing having been duly given as required
by law end in accordence with the ptovisions of the Anaheim Municipel Code, Chapter 18.72, to hear and consider evi-
dence for and against seid pcoposed ceclassificetion nnd to investigate end make findings end recommendations in
connection therewith: and
WHEREAS, seid Commission, after due inspectian, investigetion, Qnd study made by itself and in its behelf,

facts:
1. Thet the petitioner proposes a reclassificetion of the ebove described pcoperty from the R-A~ Residential
Agricultural, Zone, to the R-39 Multiple Famil; B~sidential, Zone to estahlish a one-stor;•
multiple family planned residential developmento
2. That the proposed reclassification of subject property is not necessary and~or
desirable for the orderly and proper development of the communitye
3e That the proposed development would be incompatible to the single family residential
integrity of property abutting on the n~rth, east, and south sides of subject propertye
4, That subject property is developable for a low density single family subdivisiono
5. That the single family land use and residential integrity of th2 area in which
sub3ect property is located has not changed within the last six months to warrant favorable
consideration of the proposed establishment of multiple family development.
6o That two persons appeared, one of whom represented six (6) other persons in the
Council Chamber, and who also presented a petition signed by ten (10) persons opposing
subject petition, and a petition signed by forty-ni.ne (49) persons approving subject

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby recommend
to the City Council of the City of Anaheim thet subject Petitiou for Reclessification be denied on the besis of the
afocementioned findings.
