LONG, 9776 Katella Avenue, Anaheim, California, Agent of certain real property ~ situated in.the.City o£ Anaheim, County of.Orange,.State.of California, described as Lot 26 of Tract No. 743, as shown on a.Map recorded in Book.22, page l0.of Miscellaneous Map;;, recor$s.of Orange County, California; ekcepting therefrom the East 189039 feet of the North 190 feet thereof; said 190 feet being measured from the South line of the street adjnining said Lot 26 on the North, and further described as 3620 Savanna~Street ; and WHEF.EAS, the City Plenning Commisaion did hold a public hea:in~ at the City Hell in the City of Anahcim on November 27~ 1963 et 2:00 o'clock P.M., notice of seid public heering having beep duly given es required by lew ead ie eccocdence with the pmvisions of the Aneheim Municipel Code, Chapte~ 18:64, to hear end consider evidence for end against seid proposed cronditiaaal use aad t~ investigete and make findlags artd recommendetiona in connection thecewith; end ~ WHEREAS, said Commiseioa, efter due iaspectlon, investigetion, and atudy made by itaelf and in ite behalf, end efter due coasidecation of all evidence end reports offured et eaid hearing, does find and determine the followIng fects: 1. Thet the pcoposed use is p~operly one for which e Conditionel Use Permit is euthorized by this Code, to wit: oc}ahllch a planned townhouse residential development with waiver of garages to permit the construction of carpor.ts; one-story.height limitatian within 150 feet of- R-Ay Residential Agricultural, Zone proper.ty; and alley access to permit ingress and egress to the proposed stree±. 2. That the proposed use will adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be locatedo 3. That the size and shape of the site proposed for use is not adequate to allow the full development of the proposed use .in a manner not detrimental to the particular area nor to the peace, health, safety, and general welfare of the Citiz~ns of the City of Anaheimo 4oThat two-story construction would be an infringewent on the rights of the people in the peximeter of the surrounding residential agricultural zoned property. 5. That development of sub~ect.or abutting properties for uses other than thuse permitted under the present.R-A, classification is at besty premature because the entire area is rural in atmosphereo 6. That the City Council is encouraged to visit subject property prior to their public hearing to observe the unique character and use of ~ubject and abutting properties. 7.
