A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CGNDITIONAL USE PERMIT 496 BE GRAIQTED

WHEREAS, the City Plenning Commisslon of the City ef Maheim did receive a verified ~etition for ~onciitional
Use Permitfcom SATOSHI CY YUGUCHI and CECIL KEITHy ~6iu west Redondo Beach Boulevard, Gardena,
California, Owners of certain real property situated in the City of ~naheim, County of
Orange, State of California, as described in Exhibit "A" attached hereto and referred
to herein as though set forth in full
. ; and
WHEREAS, the City Planning Commisaion did hold a puhlic hearing at .the Ci~y Hell in the City of Aneheim on
December 9~ 1963~ et 2:00 o'clock P.M., notice of said pubiic heering having been duly given es requi:ed by
law end in accordence with the provisions of the Aneheim Municlpal coda, Chepter 18.64, to hear and consider evidence
for end egainst said pcoposed conditlonal use and to investigate and meke findinqs and recommendetions in connection
therewith; and .
WHEREAS, seid Commiasion, efter due inapection, iavestigetion, end study mede by itaelf and in ita behelf, end
efter due conaideration of all evidence end reports offered at seid hearing, does find aad determine the followiag facts:

wit: establish a one-story multiple family planned residential development with carports on
subject nroperty. ~

3. Thet the siae and shepe of the site p:oposed for the use ig adequete to allow the futl development of the
proposed use in a menner not detrimental to die pacticular area nor to the peace, liealth, se:ety, end ~enerel welfere
of the Citizens of the CFty of Meheim.
4. Thet the grenting of the Conditionel Use Permit under the conditions imposed, if any, will not be detcimental
to the peace, health, sefety, end general welfere of the Citizens of the,City of Aneheim.
5o That under the authority of Codes Section 180640070, the installation uf carports
in lieu oF garages is hereby granted~
6o That no one appeared in opposition to subject petition~

grant subject Petition for Conditional Use Permit, upon the following cor,3itions which are `
hereby fou~d t~.be a necessary prerequisite to the proposed use of the subject property in !
order~to..p'rEServe the safety.and.general welfare of the Citizens of the City of Anaheim~ `
1..That the owners of subject property sha11 pay to the City of.Anaheim the sum of ~
$25.OO.per dwelling unit to be used for park and reci•cation purposes, said amount to be paid ~
at the time the building permit is issuedo ;
2. That trash storage areas shall be provided in accordance with approved plans on file i
in the Office of the Director of Public Works, prior to fi:~al building inspection~ !
3o That fire hyerants shall be installed as required and determined to be necessary by
the Chief of the Fire Department, to be installed prior to final building inspectiono
4o That this Conditional Use Permit is granted subject to the completion of
Reclassification Noo 63-64-540
5a That subject property shall be developed subs•tantialiy in accordance with plans and
specifications on fiie with the City of Anaheim marked Exhibit Noso 1 and 2, provided that
the westerly 21-foot drive shall be reduced •to nine feet, vrhich nine feet shall be developed
in.conjunction with an existing 21-foot drive on the abutting property to the west, and that
the remaining 12 feet shall be utilized so as to establish a six-foot landscaped setback of
the proposed structure from the easterly and westerly drive~
6. That an irrevocable easement granting access from subject property, to utilize the
propQSed 9•-foot extension of the existing 21-foot drive abutting to the west of subject
property9 shall be submitted to and approved by the City Attorney's office prior to final
building inspection~
7o That tree we11s shall be provided at approximately 40-foot intervals in the Winston
Road parkway abutting sub~ect property, that plans for said tree wells and planting of trees
therein, shall be submitted to and approved by the Superintendent of Parkway Maintenance,
and said tree wells sha11 be planted with trees prior to final building inspection~
8. That the rear and side walls of the proposed carports sha11 be finished with axterior ~
building materialsy that.enclosed storage cabinets with a.minimum capacity of one hundred ~
cubic feet sha11 be provided at the rear wall of each carport, and that adequate bumper guards
shall.be provided to protect the interior walls of the carports prior to final building in- '
spectioao i
