WHEREAS, the City Plenning Commisaion did hold a public hearing et the City Hrill in the City of Anakeim on
DeCember 9~ 1963~ at 2:00 o'clock P.M., notice of seid public hearing having been duly given as requised by
law and in eccordence with the provisions of the Aneheim Municipal code, Chepter 18.64, to hear end consider evEience
for end against said proposed conditional use and to investigate and make findings and recommendeiions in connection
the:ewith; and
WHEREAS, said Commiasion, after due inspection, investigetion, ead study aade by itself end in its behelf, end

excess of said height limitation may be constructed,..if precise plans of development are

NOWSTHEREFORE9 BE IT RESOLVID that the Mahei.m City Planning Commission does hereby
grant subject Petition for Conditional Use Permit, upon the following conditions which are ;
hexeby £ound to.be.l~s..necesssxy prerec}uisite to the proposed use of the sub3ect'property in j
orde.r to preserve the safety and general welfare of the Citizens of the City o~ Anaheimo
la That the owners of subject property shall deed to the City of Anaheim ~ strip of land
fifty-three (53) feet in width, from the centerline of the street, along Ball Road, for street ';
widening ~urposeso ~
2o That the owners of subject property shall deed to the City of Anaheim a strip of land '
forty-five (45) feet in widthy from the centerline of the street9 along West Street„ for ~
street widening purposeso
3o That the owners of subject property shall deed to the C3~ty of Anaheim a strip of land
fifty-seven (57) feet.in widthy from the centerline of the street, along Walnut Street9 for
street widening purposes, provided that said dedication shall be made in conjunction with
third phase of developmento
4„ That street improvement plans shall be prepared and all engineering requirements of
the City of Anaheim along Ball Roady such as curbs and gut+.ers, sidewalks, street..grading
and paving, drainage faciiities9 or other appurtenant v~ork shall be completed as required by l
the City Engineer and in accordance with standard plans and specifications on file in the
office of the City Enoineer and that a bond in an amount and form satisfactory to the City
of Anaheim shall be posted with the City to guarantee the installation of said enyineering
requirementso `
5~ That street improvement plans shall be prepared and all engineering requirements of ;
the City of Anaheim along Walnut Street, such as curbs and gutters, sidewalks, street grading 1
and paving, drainage facilities, or other appurtenant work shall be completed as required
by the City Engineer and in accordance with standard plans and specifications on file in the '
office of the City Engineery and that a bond in an amount and form satisfactory to the City ;
cf Anaheim sha11 be posted with the City to guarantee the installation of said engineering ~

6~ That the sidewalks shall be installed along West Street9 as required by the City ~I
Engineer and in accordance with standard plans and specifications on file in the office of
the City EngineEr prior to final building inspectiono
7~ That the owners of subject property shall pay to the City of Anaheim the sum of ~
$2000 per front foot9 along Ba11 Road, for street lighting purposeso i
8~ That the owners of sub~ect pruperty shall pay to the City of Anaheim the sum of ~
$2000 ppr front footy along Walnut Street, fu•r street lighting purposes, in conjunction ~
with the third phase of development~
9o That trash si;orage areas shall be provided in accordance with approved plans on file ;
in the of'f ice of the Director o.f Public WorksY prior to final building inspectione I
l0o That fire hy~.iranis shall be installed as required and determined to be necessary by ~
the Chief of the F:re Department9 to be installed prior to final building inspectione ~
llo That Condition Noso 19 29 4, and 7, above mentioned,shal7. be complied with within a ~
period of 180 days hereofY or such further time as L•he City Council may grant. ~
12~ That sub3ect property sha11 be developed substantially in accordance with plans and j
specifications on file with the City of Anaheim, marked Exhibit Noso 1-1.0, and in accordance
with the letter of intent of the petitioner filed with the Planning Commission dated ~
December 9S i963y and marked Exhibit No. 119 provided, however, that each phase of develop- i
ment shall be subject to Planning Commission and City Council approval of precise plansy !
prior to issuance.nf a building.permit on the basis of their relationship to Exhibit Noso 1-10, i
the approved letter oi intent (Hxhibit No,.ll) and the Disneyland Az•ea Land Use Policyo
