WHEREAS, the City Pienning Commission of the City of Maheim di3 receive a verified Petition for Variance

WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City of Anaheim
on Decernber 9, 19639 at 2:00 o'clock P.hI., notice of said public heacIng having b~en duly given es requi:ed
by law and in acco:dance with :he provisions of the Aneheim Municipal Code, Chapter 18.68,to hear and consider
evidence for end ageinst said proposed variance and to inves~igate and make findings end recommendaEions in connec-
tion tlierewith; and '
WHEREAS, said Commission, after due inspection, investigation, and study mede by itself ea'd in its behalf,
and efter due consideration of all evidence and cepocts offered as said hearing, does find and det~ine the following
fects: •
1. Thet the petitioner requests e variance fmm the Anaheim Municipal Code: SeCtion I8~ 160030(4-b)
stipulates that the minimum area of parceis other than desiqnated 2ots in a subdivision
sha11 not be less than one acre in area9.Section 't8a16a030(1) which requires a front
yard of not less than twent•y-five (25) feet, to permit the division of subject propertv
into two R-A, Resi]ent~~I .Agr:cuituraly Zoned parce7s of less than one acre in area,
and the cunstrnction oi' a single `amily d~~elling unit wi•~h an eight (8) foot front yard

or to the intended use of the property that do not epply generally to the property or class of use in the same vicinity
and zone.
3. That the requested variance is necessery for the pceservation and enjoyment of e substantial property right

4. Thet the requested veriencE will not be meterially detrimental to the public welfate or injurious to the prop-
erty or improvemenls in snch vicinity and zone in which the property is loceted.

lo That the owners of subject property shall deed to the City of Anaheim a strip
of land 32 feet in width, from the cente_line of the street, along Savanna Street, for
str.eet.widening purposeso
2o That strEet improv.ement plans shall be prepared and all engineering requirements
of the City of Ar,aheim along Savanna.Street9 such as curbs and.guttexs, sidewalks, street
grading.and paving, 3rainage facilities9 or other_appurtenant work shall be completed
as.~xequired kiy the City.Engineer; and that a_bond.i.n an'amount.and form satisfactory to
the 9i.t~.of_Anaheim shall be.posted with the City to guarantee the installation or" said

3o That the owner of subject property shall pay to the City of Anaheim the sum of
$2000 per front footy along Savanna:._Street, f.or-street lighting purposesa
4o That a Record of Survey to record the div.ision.of subject property as indicated

of the Drangs Covnty Recordaro '
5e That Condition Nosa 1, 2, 3, and 4,_above mentioned, shall be complied with within
a.peziod of 180 days frpm the date hereof, unless ~he City Council temporarily waives
