WHEREAS, the City Planning Commission of the City of Aaeheim did ceceive a verified Petition for Conditional

WHEREAS, the City Plaaning Commisaion did hold a public hea:ing at the City Hall in the City of Aneheim on
December 99 19639 at 2:00 o'ciock P.M., notice of seid public hearing having been duly given as cequired by
law and in accocdence with the proviaions of the Aneheim Municipal code, Chapter 18.64, to heae and consider evidence
for and ageinst said proposed conditional use and to iavestigato and meke findings aad recommendetions in connection
theeewith; and •
WHEREAS, said Commission, after due inspection, investigetion, end study made by itself ead in its behelf, and
eftec due conaide:ation of ell evidenca end ceports offered at said hearing, does find and determine the following facta:

of the Citizens of the City of Anaheim. .
4. That the gcanting of the Canditional Use Permit under the conditions imposed, if any, will not be detdmental
to the peace, health, sefety, and genecel welfare of the Citizens of the City of Anaheim.
5o That in order to insure the compatibility of-the proposed development with abutting
propexties,'as stipulated by the petitioner, precise develnnment plans shall.be submitted
and subject.to the City Council's approval prior to the issuance of.building permits for
each phase of the proposed developmento

limitation tn permit the establishment of the proposed 260 foot hotel structure,is hereby

NOWQ THEAEFORE, BE IT RESOLVID that the Anaheim City Planning Commission does hereby '~
grant subject.Petition for Conditional Use Permity upon the following conditions which are
hereby found..to.be a necessary prerequisite to the proposed use of the subject property in
order to preserve the safety and general welfare of the Citizens of the City of Anaheim~
1<_That the owners of subject property shail deed to the City of Anaheim a s•trip of
land 57 feet in widthy as.required by Resolution Noo 6111, or the latest revision thereofY
fr.om the center line of the stxeet, along West Street for street widening purposes~
2o That the owners of subject property shall deed to the City of Anaheim a strip of
land 53 fee+, in width, from the center line of the street, along Bali Road, for street
widening purposeso
3o That street improvement plans shali be prepared and all engin~ering requi•rements
of the City of Anaheim along the Freeway off-ramp9 Ball Roadv Ylest Street~ and Vermont
Str~et, such.as curbs and gutters9 sidewalks, street grading and paving, drainage facilities,
or other appurtenant work shall be completed as required by the City Engineer and in
accordance with standard plans and specif ications on file in the Office of the City Engineerg
and that a.bond in an amount and form satisfactory to the City of Anaheim sha11 be posted
with the City to.guarantee the installation of said engineering requirementso
4o That the owners of subject property sha11 pay to the City of Anaheim the sum of
$2000 per front foot, along the Freeway off-ramp, Ball Road, West Street and Vermont Street,

5o That trash storage areas shall be provided.in accordance with approved plans on file
in the Office of the Director of Public Worksy prior to final building inspectiono
6a That fire hydrants shall be insialled as required and determined to be necessary
by the Chief of the Fire.Department, to be installed prior to final building.inspectiono
7o That Conditinn Noso Ig 2y 3, and 4, above.mentioned9 shall be complied with within
a aeriod.of 180 days from date hereof, or such further time as the Commission may granto
Bo That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim9 marked "Exhibit Nos~ 1 through 6" provided
that the garage park3ng faciiities and abutting parking area sha11 be deveioped in accordance
with Exhibit Noo 7a
9o That tree wells sha11 be provided at appproximate 40-foot intervals in the West
c±rAa+~ Ra1i Rnad, and r,ff ramo street oarkwavs abuttinq subject propertyg that plans.for
said tree wells.and planting of trees therein9 shall be submitted to and approved.by the
Superintendent of Parkway Maintenance; and said tree we11s shall be planted with trees prior
to final building inspectiono
l0o That a ten foot strip of land shall be landscaped on West Street, Ball Road9 and the
off-r.amp stseet frontagas and said landscaping maintained, as indicated on Exhibit Noa 2 on
f ile with the City; that plens for said Iandscaping sha11 be submitted to and approved by
the Superintendent of Parkway.maintenance; and that said landscaping sha11 be installed
prior to f inai building inspection~
