W13EREAS, the City °lanning Commission did hold a public hearing at the City Hail in the
City of Anaheim on December 9, 1963, at 2000 o;clock PoMo, notice of said public heariny
having been duly given as required by law and in accordance with the provisions of the
Anaheim,Municipal code, Chapter 18~64, ~o hear and consider evidence for and against said
propased conditionai use and to investigate and make findings and recommendations in
connection therewithg and

1~ That the proposed use is properly one for v~hich a Conditionai Use Permit is authorized

2o That the proposed use wi11 not adversely affect the adjoining land uses and the
growth and development of the area in which it is proposed to be locatedo
3o That the size and shape of the size proposed For the use is adequate to allow the
full development of the proposed use in a manner not detrimentai to the particular area
nor to the peace, health, safetyy and general welfare of the Citizens of the City of Anaheime
4~ That the granting of the Conditional Use Permit under the conditions imposed, if any,
will not be detrimental to the peace, health, safety, and general welfare of the Citizens
of the City of Anaheim~
5~ That under the authority of Codes Section i8a64~0709 waiver of L:~e required garages
to.construct carports9 2~-story height limitation to construct a three story structure, and
the one story height limitation within 150 feet of R-A, Residential Agricultural, Zoned
property is hereby granted~
6o That in view of the proposed size and height of the structure, it is recommended that
said structure shall be of one hour fire control constructione
7o That no one appeared in opposition to subject petitiona

Petition foe Conditionel Use Permit, upon the following conditions which ere heceby found to be a necessary prerequisite
to the pcoposed use of the subject property in order to presecve the sefety end general welfare of the Citizens of the
City of Anaheim: ,
• lo That subject piuperty shall be developed substantially in accordance with plans
and specifications .on file with the Ci-ty of Anaheim marked Exhibit Noso 1, 29 and 30
2o That the proposed alleys along the east and south of subject property shall be
developed in accorda~~ce with plan 1000, including concrete gutters, prior to final building
inspectiono
3o That a six-foot masor.ry x~all shall be constructed along the east9 south, and west
property lines p•rio~r to final building inspectiono
4o That the rear and side walls of the proposed carports shall be finis~ied with exterior
building materials, that enclosed storage cabinets of a minimum capacity of 100 cubic feet
shall be provided at the r2ar wall of each carpor.ty and that adequate bumper guards shall be
provided to protect the interior wa11s of the carports prior to final building inspectiono
5a That tree wells sha'li be provided at approximate.40-foot intervals in the Ball Road
parkway abutting sub~ect property9 that plans for said tree wells and planting of. trees
thereiny shall be submitted to and approved by the Superintendent of Parkway Maintettance;
and that said tree wells sha11 be pianted with trees prior to final building inspectiono
