THAT PETITION FOR CONDITIONAL USE PERMIT 516 BE GRANTED
WFIEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petitian for Conditional
Use Permitfrom S. 0. ECKSTEIN, 906.South.Birchleaf Drive, Anaheim, California, Ownerq
KEITH NOSACK, 1830 South..West Street, Anaheim, California, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as the
East.150 feet of the.West 190 feet of the northwest quarter of the northwest.quarter of
the nor.thwest quarter of Section 27, Township 4 South, Range 10 West, in the Rancho San
Juan Cajon de Santa Ana, as per map recorded in book 51 page 10 of Miscellaneous Maps,
irr the office of the county recorder of said county, EXCEPT the North 510 feet thereof,
and.further described as 1840 South West Street

WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City of Anaheim on

for end against said proposed condiUonal use and to investigate and make findings and cecommendations in connection

proposed use in a manner not detrimeatel to the particulac ecea nor to the pesce, health, safety, end generel welfare
of the Citizens of the City of Meheim. .
4. That the gcanting of the Conditional Use Permit under the conditions imposed, if any, will not 6e detrimentel
to the peace, health, saEety, and general welfece of the Citizens ofthe City of Anaheim.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenning Commission does heceby gcant subject
,~ Petition for Conditioral Use Permit, upon the following conditions which ece hereby found to be a necessary prerequisite

4 to the proposed use of the subject nroperry in order to presecve the safety and genecel welfare of the Citizens of the
~ City of Anaheim:
;. 1. That trash storage areas shall be provided in accordance with approved plans on file
~ in the office of the Director of Public Works, prior to final building inspection.
`- 2, That subject property shall Le developed substantially in accordance with plans and
": sppcifications on file with the City of Anaheim, marked "Exhibit Noso 1, 2, 3 and 4"0
3o That a.minimum 10-foot strip of land shall be landscaped on the West.Street frontage
~ and said landscaping maintained, as indicated on Exhibit No., 1 on file with the City; that
;~ plans for said landscaping shall be submitted to and approved by the Superintendent of Parkway
? Maintenance; and that said landscaping shall be installed prior to final building inspectiono
~~ 4o That a 6-foot masonry wall shall be constructed along the south propexty line prior
` to final bui'lding inspection,o
;!: 5~ That all air-conditioning facilities shall be properly shielded from view from
