A RESOLUTION OF THE CITY PLANNING COMMISSIGir OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEfM THAT
PETITION FOR.RECLASSIFICATION N0..63-64-64 gE APPROVED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition foi Reciassifica-
tionfrom EVERETT Ho MILLER, P, 0, Box 7319 220 Atlantic Avenue, Long Beach, California,
Owner; MC.DANIEL ENGINEERING COMPANY, Co Jo QUEYREL, P, 0. Box 3668, Anaheim, California,
Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, as described in Exhibit "A" attached hereto and referred to herein as though
set forth in full ~
; and
WHEREAS, the City Plenning Commission did hold a public hearing ai ine City Hall in the City of tlneheim on
DeCember 23~ 1963~ et 2:00 o'clock P.M..notice of said public hearing having been duly given es required by
law and in accordence with the provisions of the Aneheim Municipel Code, Chepter 18.72, to hear end consider evidence
for end again3t said pPoposed reclassification end to investigate end make findings ar.d cecommendations in eonnection
therewith; end
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and
after due consideretion of ell evidence and reports oitered at said ttearing, does iind and deiermine ine ioiiowing iacis:
1. Thet the petitioner proposes a c~classification of the abave described property from the R-A~ Residential
Agricultural, Zone to the C-1, Neighborhood Commercial, Zone to construct a three-story
ofiice building.
2. Thet the proposed ceclassification of 3ubject p~operty is necessery and/or desirable for the orderly and pra
per development of the commuqity.
3. Thet the pcoposed ceclaseification of subject property does properly relete to fhe zones and their permitted
uses locally established in close pcoxlmity to subject property and to the zones end their permitted uses generally esteb-
lished throughout the community.
4. That the proposed reclassification of subject property does require dedication for
and standard impr.ovement of abutting streets because said property does relate to and abut
upon.streets and .highways which are proposed to carry the type and quantity of traffic, which
will be.generated by the permitted uses, in accordance with the circulation element of the
General Plan. • ~
5. That no one appeared in opposition to subject petition.

recommend to the City Council of the City of Anaheim that subject Fetition for Reclassification ~
be.apprbved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended '
to exclude the above described property from the R-A, Residential Agricultural, Zone, and to ~
incorporate said described propexty into the C-1, Neighborhood Commercial, Zone, upon the
following conditions which are hereby found to be a necessary prerequisite to the proposed use ~
of subject property in order to preserve the safety and general welfare of the Citizens of the .
City of Anaheimo ;
lo That the owners of subject property shall deed to the City of Anaheim a strip of land
54-feet in width, along Brookmore Avenue, for street purposeso (This will provide for a 12-foot ;
parkway on the south, a 4G-foot roadway and 2-foot parkway on the north. The additional parkway I
on .the north will be acquired at a future date.) ~
2e That street improvement plans shall be prepared and ail enqineering requirements of the ;
City of Anaheim along Brookhurst Street and Brookmore Avenue, such as curbs and gutters, side- `
walks, street grading and pavingy drainage facilities9 or other appurtenant work shall be com- ;
pleted as required by the City Engineer and in accordance with standard plans and specifications +
on file in the office of the City Engineer; and that a bond in an amount and form satisfactory
to the City of Anaheim sha:ll be posted with the City to guarantee the installation of said ;
engineering requirementsa t
3o That owner of subject property shall pay to the City of Anaheim the sum of $2.00 per
front foot9 along Brookhurst Street and Brookmore Avenue9 for street lighting purposes.
4o That the completion of these reclassification proceedings is contingent upon the
granting of a varianceo
5o That Condition Nos~ 1 and 29 above mentioned, shall be complied with within a period of
180 days from date hereof9 or such fUrther time as the City Council may grant. ;
6o That subject property shall be developed substantially in accordance with plans and ';
specifications on file with +he City of Anaheima marked "Exhibit Noo 1". as amended }ierein. ~
