and after due consideration of ell evidence and cepoKo offerod et aeid headna, does fiad aad deEe:miae the following facts:
1. Thac the pmposed uae is Froperly one for which e Conditionel Use Permit is authodzed by ffiis Code, to wit:
establish a one and two-story ii:ultiple family planned residential development with carports on
ei~h~a~± ~rn~ar}v. '
2. That the proposed use will adversely affec:t. the adjoinittg land uses and the growth
and development of the area in whic:~ it is proposed to be located.
3. That access roadways are inadequate to handle the increased traffic load which would
result if subject oroperty were developed for multiplF family use.
4. That the City's policy as expressed in the text of the Generai Plan has been io
"encourage and maintain the basically low-density characteristics of Maheim's living areas
and their inherent value, beauty,'and safety, and to provide all living areas with a full
range of community facilities", together with their logical extension into adjacent undeveloped
areas where practical.
5. That seven single family subdivisions have been filed in the general area in which
sub~ect property is located, and for which developers have executed utilities annexation
agreements with the City, subdividing approximately 155 acres into 6R2 single family lots,
thus setting the }~attern of development for subject and•abutt~ng~propertie's~fot'.single family
subdivision.develonmr_nt.
6. That because of the City's previous commitments to single family developers, the
Orange Unified School Z~istrict has projectPd its school needs on the basis of low density
residential development on subj.ect and abutting properties which, if altered, ~rould require
immediaie reassessmenti py ihe Orange Unif~ied Scnooi ~iszrici of zheir scnooi needs.
7. That no one appeared in opposition to subject petition.
