That the gcenting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimentel to the peace, health, safety, end general welfare of the i,itizens of the City of Anaheim. 5. That peti~tioner stipulated that the proposed swimming pool would be located behind the requixed 35-foot setback abutting the Lincoln Avenue right-of-way. 6. That two persons appeared and three letters uw~ze received in opposition to subject petition. ci-G _i_ ~ :,r 1F ~ . ~ , ,p , ~ :~ :~ , ~ ~ ~. _ r R - ~: vl~~~ .~~yy ~ NOW9 THEREFORE~ BE IT RESOLVED that the Maheim City Planning Commission does hereby E grant subject Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to •~he proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim. 1. That the owners of subject property shall pay to the City of Anaheim the sum of $2.00 per front ~oot, along Lincoln Avenue, for street lighting purposes. 2. That the owners of subject property shall pay to the City of Anaheim the sum of $25000 per trailer space, to be used for park and recreatior. pu•rposes, said amount to be paid at the time the building permit is issued. . 3. That trash storage areas shail be provided in accordance with approved plans on file in the office of the Director of Public Works, prior to final building inspection, 4e That Condition No. 1, above mentioned, shall be complied with within a period of 180 = days from date hereof, or such further time as the Commission may grnat. ' 5. That subject property shall be developed substantialiy in accordance with plans and ~ specifications on file with the City of Anaheim, marked "Exhibit Noso 1, 2 and3", and provided that 20-feet of landscaping shall be installed adjacent to the Lincoln Avenue right-of-way " line prior to finai building inspection, and further provided that a swimming pool be installed i~~ in the interior of the proposed development as stipulated by the petitioner. ' ~ 6. That tree wel.ls shail be provided at approximate 40-foot intervals in the Lincoln Avenue parkway abutting subject property; that plans for said tree wells and planting of trees therein, shall be submitted to and approved by the Superintendent of Parkway Hiaintenance; and said tree wells shall be planted with trees prior to final building inspectiono ~~ 7. That a 6-foot masonry wall shall be constructed along the east and west property lines9 as indicated on Exhibit Plos. i, 2 and 3, prior to final building inspection. ~ 8.
