WIiEREAS, the City Planning Commission of the City of A.neheim did receive a verified Petition for Variance
from KEYSTONE SAVINGS 8 LOAN ASSOCIATION, 555 Idorth Eucliu Street and ANAHEIh7 INVESTMENT
COMPANY, 551 North Euclid 5treet, Anaheim, Californiay Owners; RONALD Wo CASPERS, 555 North
Euclid Street, Anaheim, California, Agent of certain real property situated in the City of
Anaheim, County of Orange, State of California, described as the north 56e58 feet of Lot Noo 55
and Lot Nosa 56, 57,, 56, 59, 60, 61, 63, 64, and 65 of Tract Noo 1591

WHEREAS, the City Planning Commission did hold a public heari~~g et the City Hell in the City of Anaheim
on January 6~ 1964~ a: 2:00 o'clock P.M., r.otice of said public hearing heving been duly given a~ requi^ed
by law and in accocdence aith the pcovisions of the Anaheim Municipel Code, Chepter 18.68,to hear and consider
evideace for and against said propased variance end to investigate and make findings end recommendetions in connec-
tion therewith; end
WHEREAS, said Commission, after due inspectian, investigetion, and study mede by itself ead in its behelf,
and after due consideration of all evidence and rs~orts o£fered as said heering, does find and determine the following

requires that the setback area s5a11 be a minimum of 10-feet in depth as measured from the
planned highway right-of-way line, and 180380050(3) which r~myires that any building or
structure within 150 feet of any sing'le family residential ~,ie boundary shall not exceed
one-half the distance from said building or structure to the zone boundary, to permit the
expansion of an existing structure to three stores.
2. That the:e are exceptional or extraordinary circu:nstences or conditions applicable to the Fropecty involved
or to the intended use of the Fmperty that do not apply generally to the propecty or class of use in the seme vicinity
and zone.
3. That the requestad variance is necessery P.or the pseservation end enjoyment of a substaniial pmperty right

grant subject Petition for Variance, upon the following conditions which are hereby found
to be a necessary prerequisite to the proposed use of the subject property in order to
- preserve the safety and general welfare of the Citizens of the City of Anaheim.
1. That the sidewalks shall be repaired along Fairhaven Street, Crescent Avenue and
Euclid Street, as required by the City Engineer and in accordancA with standard plans and
- specifications on file in the office of the City Engineer prior to final building inspection.
2o That ;.rash storage areas shall be provided in accordance with approved plans on file
ia the off ice of the Director of Public Works, prior to final building inspection.
3o That this variance is granted subject to the completion of Reclassification
Noa 63-64-68.
~;'.' 4. That a 36-inch decorative masonry wall set back 3-feet shall be constructed along
4:i the Crescent Avenue frontage of subject property, that =a~d 3-foot strip of land between
the sidewalk and wa11 shall be landscaped in accordance with a plan submitted to and subject
to the approval of the Superintendent of Parkway Maintenance and that said landscaping be

;~''~ 5e That a 6-foot decorative masonry wall, set back 3-feet, shall be constructed along the
:,1~ ~ Fairhaven Street frontage of subject property, said wall to be stepped down to 36 inches within
I 15 feet of the southerly right-of-way line of Crescent Avenue, that said 3-foot strip of land
~ 7 between the sidewalk and wall shail be landscaped in accordance with a plan submitted to and
subject to the approval of the Su~erintendent of Parkway hiaintenance, and that said landscaping

;; ~' 6o That the planting areas in the parking lot shall be landscaped in acc~rdance with a
~.;~ ; plan submitted to and subject i;o the approval of the Superintendent of Parkway Maintenance and

'; ~ 7. That a 6-foot masonry wall shail be constructed along the southerly property lines

~ 8. That tree wells shall be provided at approximate 60-foot intervals in the Fairhaven
