RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N6. 63-64-72 gE l~PPROVED

';' j WHEREAS, the City Planning Commission of the City of Anaheim did ceceive a verified Petition for Reclassifica-
tionfrom HERMAN H. BRUNS, 1102 South Los Angeles Street, Anaheim, California, Owner;
FRANK D. MORRIS, 676 South "D" Street~ Tustin, California~ Agent of certain real property
' i situated in the City of Anaheim, County of Orange, State ef California, as described in
Exnibit "A" attached hereto and referred to herein as though set forth in full
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
January 6~ 1964~ et 2:00 o'clock P.M. notice of said public heering ;ssving been duly given es rer•sired by
law and in eccordenca with the provisions of the Maheim Municipel Code, Chepter 18.72, to hear and consider evidence
for end against seid pioposed reclassification and to investigate end meke findings and recommendetions in connection
thecewith; and
WHEREAS, said Commission, after due ittspection, im~estigation, and study mede by itself and in its behalf, and
efter due consideretion of ell evidence and reports of(ered at said hearing, does iind and determine [ne ioiiowing iacis:
1. Thet the petitioner proposes a reclassificetion of the above described property fcom the C-2~ General
Commercial and P-L, Parking Landscaping, Zones to the C-0, Commexcial Office, Zone to
establish a professionai office building.
2. That the proposed reclessificetion oE subject p:operty is necessery and/or desireble for the orderly and pro- '
per development of the community.
3. That the pcoposed reclessiEication of subjer.t praperty does properly celate to the zones end theic permitted
uses locelly established in close proximity to subject propeety and to the zones and their permitted uses genecaliy estab- ~
lished throughout the commur5ty. ~
4, That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut ~
upon streets and highways which are proposed to carry the type and quantity of traff ic, ~.
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plan.
5. That no one appee-ed in opposition to subject petition.

NOW, THFREFURE~ BE IT RESOLVID that the Anaheim City Planning Commissiun does hereby
recwnmend to the City Council of the City of Anaheim that subject Petition for Reclassification
be.approved an, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended
to exclude the above described property from the C-2, Gereral Commercial, Zone and P-L,
Parking Landscaping, Zone, and t~ incorporate said described property into tfie C-0, Commercial
Off.ice, Zone, upon the foliowing conditions which are hereby found to be a necessa•ry prerequis-
ite to the proposed use of subject property in order to preserve the safety and general welfare
of the citizens of the City of Anaheim.
lo That the owners of subject property shall deed to the City of Anaheim a strip of land
53 feet in width, from the csnte-r line of the street, along Los Angeles Street, for street
tividening purposes.
2o That the owners of subject proper~y shall acquire Lot A of Tract Noo 2757 to provide
for access to Clifton Avenue.
3. That the owners of subject property shall deed to the City of Anaheim a strip of land
30 feet in width, from the center line of the street, along Clifton Avenue, for street wideninc
purposes. .
4. That owners o£ subject property shall pay to the City of Anaheim the sum of 5~.00 per
front foot, along Clifton Avenue and Los Angeles Street, for street lighting purposes.
5. That sidew,~3ks shall be installed along Clifton Avenue and Los Angeles Street, as
required by the City En9ineer and in accordance with standard plans and specifications on file
in the office of the City Engineer prior to final building inspection. The sidewalks on Los
Angeles Street shall be installed at the ultimate location and grade.
6. That the owners of subject property shall deed to the City of Anaheim a 5-foot public
utility easement along the southerly boundary of subject property.
7a That trash storage areas shall be provided in acr.ordance with approved plans on file
in the office of the Director of Public Works, p.rior to finai building inspection.
8. That Condition Nos. 1, 2, 3, 4 and 6, above mentioned, shall be complied with within a
period of 180 days from date hereof, or such further time as the City Council may grant.
9o That subject ~+roperty shall be developed substantially in accordance with plans and
specifications on f ile vtith the City of Anaheim, marked "Exhibit Nos. 1 and 2", and in
accordance with all provisions of the. C-0, Conmercial Office, Zonee
