A RESOLUTIOR OF THE CITY PLANNING.COMMISSION OF THE CITY OF ANAHETiN
REC~MMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 63-64-74 gE APPROVED
WIiEREAS, the City ?lennisa Commission of the City of Aneheim did recelve e verified Petition for Reclessifica-
tionfrom GAIL VARY~ P, 0, Box 67, Anaheim, California, Owner of certain real property
situateu'.in the City af Anaheim, County of Or.ange, State of California, dESCribed as
Lot 5 in block "D" of the "Lorelei Tract" as shown on a map thereof recorded in book 29,
page 24 of Miscellaneous Records of Los Angeles County, California
; end
WHEREAS, the City Plenning f;ommission did hold a public heanng at the City Hall in the City of Anaheim on
January 20~ 1964~ at 7:00 o'clock P.M. notice of said public hearing having been duly~ given es required by
law and in accordence with the provisions of the Aneheim Municipel Code, Chepter 18.72, to hear and consider evidence
for and ageinst seid pioposed reclessification and to investigete end make findings end cecommendations in connection
therewith; and
WHEREAS, sald Commission, after due inapection, investigetion, end study made by itself end in its Lehalf, and
efter d'ue consideretion of all evidence end reports oEfered at said hearing, does find and determine the following fects:
1. Thet the petitioner proposes a reclessification of the above described property from the R-2~ Two-f amily
.°.esidential, Zcne tc the R-3, Multiple Family R~sidentialo Zon? to es+.ablish a fnur-nl.ex
on subject property.
2. Thet the proposed seclassificetion of subject property is necessery and/or desireble for the orderly and pro-
per development of the community.
3. Thet the proposed reclessificetion of subject property does properly relnte to the zones and their permitted
uses locally esteblished in ciose proximity to snbject property end to the zones and their permitted uses generaliy estab-
lished throughout the community.
4. That the proposed reclascification of subject property does not require dedication .
for and standard improvement of abutting streets because said property does relate to and
abut upon streets and highways which are improved to carry the type and quantity of traffic,
which will be generated by the permitted uses, iii accordance with th~ circulation element
of the General Plan.
5. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby recommend
to the City Council of the City oF Anaheim thet subject PeUtion for Reclassi~ication be approved and, by so doing,
thet Title 18-Zoning of the Anaheim Municipel Code be emended to exclude the above described property from the
R~2, Two-Family Residential, Zone, and to incorporate said described property into the
R-3, Multiple-Family Residential, Zone, upon the following conditions which are hereby
found to be a necessary prerequisite to the proposed use of subject property in order to
preserve the safety and general welfare of the citizens of the City of Anaheimo
1. That the completion of these reclassification proceedings is contingent upon the
granting of a Variance.
2. That the owners of subject property shall pay to the City of Anaheim the sum of
15~ per front foot along Broadway, for tree planting purposes.
3. That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked "Exhibit Nos. 1 through 4".
