THAT PETITION FOR CONDITIONAL U5E PERMIT 533 BE GRANTED
WHEREAS, the Ciry Plenniag Commission of the City of Anaheim did receive a verified Petition for Cotiditionel
Use Permitfrom JOSEPH J. GUZAK, ET AL, 823 North Harbor Boulevard, Fullerton,~alifornia, Owners;
CARL KARCI-IER, 1200 North Harbor.Boulevard, Anaheim; California, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, as described ,
in Exhibit "A" attached hereto and referred to herein as though set forth in full

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby g:ent subject
Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necesser~ prerequiszte
to the praposed use of the subject property in ocder to preserve the sefetu an~3 general welfere ofthe Citizens of the
City of Anaheim:
lo That the owners of subject property shall deed to the City of Anaheim a strip of land
53-feet in width, from the center line of the street, along Euclid Street, for street widening
purposesa
2. That the sidewalks shall be installed along Euclid Street, as required by the City
Engineer and in accordance with standard plans and specifications on file in the office of the
City Engineer prior to final building inspection~
3. That the owners of subject property shall pay to the City of Anaheim th~ sum of $2000
per front foot, a).ong Euclid Street, for street lighting purposes.
4o That trash storage areas shall be provided in accordance with approved plans on file
in the office or the Director of Public Works9 prior to final building inspection.
5o That the owners of sub~ect property shall pay to the City of Anaheim the sum of 15¢
per front foot, along Euclid Street, for tree planting purposeso
be That the existing irrigation ditch along the north property line shall be replaced
vrith underground irrigation faciiities, prior to final building inspection9 and said irrigation
facilities shall be subject to approval of the City Engineero
7, That Condition Nos. 1, 3 and 5y above mentioned, shall be complied with within a period
of 180 days from date hereof, or such further time as the Commission may grant.
B. Tha.t subject ;:roperty shall be develop2d substantially in accordance wiih plans and
specifications on file with`the City of Anaheimy marked "Exhibit No, 1", as amended }iereino
9. That twenty-six (26, pa•rking spaces shall be provided in accordance with the Parking
Space Dimension Standards adopted by a resolution of the City Councilo
l0o That a 4-foot strip of land shail be landscaped on the Euclid Street frontage and said
landscaping maini;ained, as indicated on Exhibit No, 1 en file with the City; that plans for
said landscaping shall be submitted to and approved by the Superintendent of Parkway Mainten-
ance; and that said landscaping shall be installed prior to final building inspection.
