County of Orange, State of California, as described in Exhibit "A" attached hereto and

WHEF.EAS, the City Planning Commiasion did hold a public hearing at the City Hall in the City of Aneheim on
Februar;~ 3s 19E4s et 2:OD o'clock P.M., notice of aeid public hearing heving beep duly given as required by
law and i'n accordance with the provisions of the Aneheim Municipal Code, Chepter 18:64, to hear and consider evldence
for and egainst said prop4sed cenditioael use and to investigete and make findings end recommendetions in connection
therewith; and
WHEREAS, seid Comm+ssion, efter due inepection, investigation, end atudy made by itself end in its behelf,
end efter due consideration of all evldence end repot~s offered et seid hearing, does find end deteenine the following facts:
1. Thet the pxoposed uae is properly one for which a Conditionel Use Permit is euthorized by this Coda, to wit:
establish a planned residential development9 and waiver of the one-story height limitation
::ithir. 150 feet cf R-P., Residentizl a~riri~l}i~ra7 ~?one property.
2. That the pr~posed use will adversely affect the adjoining land ~ses and the growth
and development of the area in which it is pruposed to be locatedo
3. That the proposed multiple family development would be incompatiblP with the existing
sin~+le fanily suhdivision dovelopment to the tirest and north of subject prop?rty,
4. That the size and ~hape of the sub~ect property would be ideally suited for development
into a single family subdivision. •
5. That 3 persons appeared9 one of whom presented a petition siqned by 139 persons, wi~o
represented 35 persons pre~ent in the Counci'1 Chamber opp~sing subject petitiono ~
