WHEREAS, said Commiasion, efter due inspection, investigation, end study mede by itself and in its behelf, end
after due condidecation of ell evidence and ceporta offered at said headng, doea find end detecmine the following facta:

wit: establish a planned residentia'1 development and waiver of the one-story height limitation
within .150 feet of R-A, Residantial Agricultural, Zoned property.
2, Thet the peoposed uae wiii not edveeaely effect,the adjoiniag lend usea end the gmwth aad davelopment of
the area in which it is proposed to be located.
3. Thet the size and shape of the site propose3 for the use is adequate to allow the full development of the
pcoposed use in a manner not detrimental to the particular acea nor to the peace, health, safety, end general welfere
of the Citizens of the City of Anaheim. .
4. Thet the grantiag of the Conditional Use Petmit under the conditians imposed, if any, will not he detrimentel
to the peace, health, safety, and general welfare of the Citizens of the City of Aneheim.
5. That ur.:iPr the authority of Codes Section 18.64.070 waiver of the structural
height limitation within 150 feet of R-A, Residential Agricultural, Zone property is hereby
granted.

Petition for Conditional Use Permit, upon the following conditions which ere hereby found to be a necessery p:erequisite
to the pcoposed use of the subject property in ordet to preserve the safery and general welfa:e of the Citizens of the
City of Anaheim: •
1. That the owner of subject property shall pay to the City of Anaheim the sum of
$25.00 per dwelling unit, to be used for park and recreation purposes, said amount to be
paid at the time the building permit is issued. •
2. That trash storage areas shall be provided in accordance with approved plans
on file in the office of the Director of Public Works, prior to final building inspection.
3. That fire hydrants shall be installed as required and determined to be necessary
by the Chief of the Fire Department, to be installed prior to final building inspection.
4. That this Conditional Use Permit is granted subject to the completion of
Reclassification No. 63-64-65.
5o That sub~ect property shall be developed substantially in accordance with plans
and specifications ~n f ile with the City of Anaheim9 marked Revision Noo 2, Exhibit No, 1,
and Revision Noa 1, Exhibit Noso 2, 3, and 4~
