WHEREAS, the City Plenning Commissian of the City of Anaheim did receive a veriflied PeLtion for Reclessifica-
tionfrom MARION Co HENRY, 1212 Westmont Drive, Anaheim, California, Owner.of certain real

WHEREAS, the Ciry Planning Commission did hold a public hearing at the City Hell in the City of Maheim on
February 17~ 1964~ at 2:00 o'clock P.M. notice of seid public headng heving been duly given as requi:ed by
law end in accocdance with the provisions of the Mahelm Mnnicipal Code, Chaptec 18.72, to hear end coneider evidence
far and against said ptoposed reclassification and to investigate and make flindings and cecommendations in connection
therewith; and
WHEREAS, seid Commission, after due inspection, investigation, and study made by itself and in its behalf, and
efter:due wnsideration of ell evidenca end reports offeced a! said heacing, does find end determine the following facts:
1.• Thet the petitioner proposes a ceclassification of the above described property fmm the R-A~ Residential
Agricultural, Zone to the C-1, Neighborhood Commercial, Zone to establish a commercial building
on subject propertyo •
2. That the proposed reclassification o.f aubject propedy is necessary and/or desireble tor the' orderly and pco-
per developmept of the community: -
3. That•the proposed reclesaificetioa of subject pcopertp uoe~ properly relate to the zones and their permitted
. uses locally esteblishod in close proxImiry to subject property and to the zones ead their permitted uses genetelly.estab-
lished throughout the community.
4e That the proposed reclassification of subject pxoperty does not require dedication
for and.standard impzovement of abutting streets because said prope~ty does relate to and
abut upon streets and highways which are impro•red to carry the type and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element of
the General Plan.

NOW, THEREFORE, HE IT RESOLVED thet the Aneheim Ciry Planning Commi~sion does heeeby recommend
t~~ the City Council of the City of Anaheim thet subject Petition for Reclessificetion be eppmved end, by ao doing,
that Title 1&Zoning of the Anaheim Municipal Code be emended to exclude the ebove described pmpecty from the
l~i-A, Ftesidential Agricultural,...Zone,.and to.incorpor.ate said_descrihed pr.opert.y..inta the
C.-1.,. Neighborhood.Commercial...Zone., upon:the. fo11ow3.nq condi.tions.which axe. hexeby found.
~.te.be a necessary prerequisite to the proposed use oi subject property in ordei to pre'serve
the safety and general welfare of the citizens of the City of Anaheima
io That trash storage areas shall be provided in accordance with approved plans on
file in the off3ce of the Director of Publir, Worksy prior to finai bui'lding inspectiono•
2o That subject property shall be developed substantially in accordance with pians and
specifications on file with the City.of Ana}ieim, marked "Exhibii: Noo 1"0
3o That a 3~foot strip of 'land shall be landscaped on the Sall Road frontage and said
landscaping maintained, as.indicated on Exhibit No,. 1 on f~le with the City; that plans for
f~id landscaping shall be submitted to and approved by the Superintendent of Parkway Maintenance;`
and that said iandscaping shall be instalied prio•r to finai ~uilding inspectiona
. 4o That the oromzer af subject propert~y shall pay to the City of Anaheim the sum of 15~
per.front foot alonq Ball Road9 for ixee plantfng purposes~ said amount to be paid at the
t3me the building pec•mIt is issued or within a period of 180 days from date hereof, whichever ;

5o That a 6-foot masonry wall shall be constr~ucted along the south and west propert`y lines ;
except that said masonry wali on the west propert~}~ lir.e shall be stepped down to 42~inches in '
