PC 1963-1964-1067A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM REGOMMENDING TO THE
CiTY ODUNCIL OF THE CITY OF ANAHEIM THAT AREA DEVELOPMENT PLAN NOo 2 BE APPROVIDo
WHEREAS, a Petition for Reclassification No. 63-64-82 was considered by the Planning
Commissicn on February 3, 1964; and
WHEREAS, a Petition for Reclassifzcation Noo 63-64-90 was initiated by the Planning
Commi~sion on February 3, 1964; and
WHEREAS, Area Development Plan Noo 2 was initiated by the Planning Commission incorporating
subject properties under Reclassification Noo 63-64-90; and
WHEREAS, an anendment to the C-0, Commercial Office, Zone, to provide for the office use
of residential structures subject to a Conditional Use Permit was.initiated by the Planning
Commission on February 3, 19649 and a~proved by Resolution No. 1066, Series 1963-64, on
February 17, 1964; and
WHEREAS, said Area Dcvelopment Plan Noa 2 was duly conside*ed at a public hearing on
February 17~ 1964; =_aid plan incorporatir.g tho~a siia 32v21op~~~ent standards deemed necessary
to accommodate the highest and best use of properties contained therein.
NOW, THEREf~RE, BE IT RESOLVED that the City Planning Commission does recommend to the
City Council or" the City of Anaheim that Area Development Plan Noo 2 be approved subject to
the following conditions:
(1) That the owners of subject properties shall deed to the City of Anaheim a strip
of land 45 feet in width, from the center line of the street, along Harbor Boulevard,
for street widening purposes.
(2) That the owners of subject property shall deed to the City of Anaheim the westerly
f ive feet of saa,d prop~r.ty for alley w~dening purposes.
(3) That street improvement plans shali be prepared and all engineeri.ng requirements
of the City of Anaheim along Harbor Boulevard, Santa Ana.Street or.Water Street,
and the alle.y to the west, such as curbs and gutters, sidewalks, street grading
and paving, drainage f acilities or other appurtenant work shall be completed as
required by the City Engineer, and in accordance with standard plans and spec-
ifications on file in the office of the City Engineer; and that a bond in an
amount and form satisfactory to the City of Anaheim shall be posted with the City
t.o guar.antee the installation of said engineering requirements,o.
(4) That trash storage areas shall be provided in accordance irith approved plans o~
file in the off ice of the Director of Public Works, prior to final building inspectiona
(5) That the owners of sub3ect properties shall pay to the City of Anaheim the sum of
15~ per front foot along Santa Ana Street, Harbor Houlevard and Water Street, for
tree planting purposes.
(6) That the owners cf subject Nroperties shall pay to the City of Anaheim the swn.of
$2.00 per front foot, along Harbor Boulevard for street lighting purposes.
(7) That all vehicular acces;; rights to Harbor Boulevard shall be dedicated to the
City of Anaheim.
(8) That Condition Nos. ]., 2, 3, 5, 6, and 7, above nentioned, shall be attached as
conditions of approval to any zoning petition approved for any property contained
within Area Developmer~tPlan No~ 20
