NOW, THEREFORE, BE IT RESOLVED,that the Anaheim City Plenning Commission does heceby :ecommend
to the CiEy Cauncil of the City of Anaheim that subJect Petition for Reciassification be approved and, by so doing,
thst Title 1&Zon+.ng of the Aneheim Municipel Code be amended to exclude the above descr~bed pmperty from tihe .
R-2~ Two-Family.Residential,.Zone9 and to inoorporate said described.proper.ty..into the
C-0, Cormnercial Office, Zone., upon .the fnilowing. conditicsns which ar~.herxby_foun~9_ta.be
a necessary prerequisite to the proposed use of sub1ect property in order to preserve the
safety and general' welfare of the citizens of the City of Anaheime
lo That the sidewalks shall be installed along Center Street and Evelyn Drive, as
required by the City Engineer and in accordance with standard plans and specifications on f ile
in the office of the City Engineer~ prior to finai building inspectiono
2a That trash storage areas.~hall be provided 3n accordance with approved plans on file
in the office of the Director of PUblic Works, prior to final building inspPCtiono
3a That the owner of subject property shall pay to the City of Anaheim the sum of 15~
per front foot along Centex Street and Evel~yn Drive9 for tree planting purposesg said amount to
be..paid at the time the bui'lding permit is issued or within a period of 180 days from date hereof,~
