THAT PETITION FOR VAT2IANCE NO. 1624 BE GRANTED
WHEREAS, the City pienning Commission of t1~e City of Anaheim did receive a verified Petition for Verience

WHEREAS, the City Planning Commiasion did hold a public headng at the City Hall in the City of Aneheim
on March 2~ 1964~ at 2:00 o'clock P.M., notice of eaid public hearing having been duly giver. ea cequired
by law end in accordance with the proviaions of the Anaheim Municipel Code, Chepter 18.68,to hear and conaider
evidence for end egainst seid pcoposed verience and to investigate end meke findings end recommendations in connec-
tion therewith; end

and after due coneidetetion of all evidence end reports offered es seid heering, does find nnd determine the following
facte:
1. That the petitioner requests e veriance fmm the An~:.~eim Municipal Code: SeCtion 18e20,030(1)9 whiCh
reqLires for sub~ect property a 40-~foot front yard9 to permit the con~truction of a dwell-
ing with a 30-foot front yardo
2. That there e:e exceptionei or extreordinery circumstencea or conditlons applicable to the p:operty involved
or to tlxe intended use of the pcoperty thet do not apply generally to the propecty or class of use in the seme vicinity
end zone. •
3. Thet the requested varIence is neceASary for the preservation end enjoyment of e substential property rlght
posseased by other property in the seme vicinity end zone, end denied to the property in question.
4. Thnt thc requested veriance will not be materially detrimen4al to the public welfere or injurious to the prop-
erty or improvements in such vicinity end zone in which the pcoperty ia loceted.

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenaing CommissIon does hereby grant subject
Petition for Variance, upon the foliowing conditions which are heceby found to be a necessery prerequiaite to the pro-
posed use of the subject property in order to preserve the safety and general welfare of the Citiaens of the City of
Meheim,
1. That the sidewalks and driveways shall be installed along Westmont Drive, as required
by the City Engineer. and in accordance. with standard .plans and specifications on file in the
off.ice..of the..City-Engineer .prior to final building inspection.
