A RESOLUTION OF THE CITY PL.4NNING COMMdSSION OF THE CIT'Y OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 63-64-95 gE pppROVED
WHEREAS, the City Planning Commission of the City of Anehei'm did initiate a Petition for ~
Reclassification on certain real property situated in the City of Anaheim, County of Orange,
State of California, described as Lot No. 1, 2, 3, 4, 5, 6, and 7 of Tract No. 1428 and
further described as 1433-1511 E. Lincoln Avenue and 102-106 N. Larch Street.

WHEREAS, the City Planning Commission did kold a public headng e! the City Hell in the City of Aneheim on

lew and in accardance with the pcovisions of the AnaYeim Municipel Code, Chapter 18.72, to hear end conaider evidence

WHEREAS, seid Commission, after due inspection, inveatigation, end study mede by itaelf end in its behelf, and
efter due consideretion af all evideace end reports offeced at said hearing, does find and detecmine the follotving•facts:

5. That a verified petitiot? for Reclassif ication Noo 63-64-B1 was considered proposing
the reclassification of one parcel of subject property from the R-1, One.Family.Residential,
Zone to the C-1, Neighborhood Commercial, Zone, said zoning was deemed too heavy a use for
the.area in which it is prnposed to be located.
6. That Area Develooment Plan No. 1 was approved by ±h? Cermissien; ~aid ~1an indicating
how subject properties may be developed.
7. That the proposed reclassification of sub~ect property does require dedication for
and.standard improvement of ebutting streets because said property does relate to and abut
upon streets and highways which are proposed to carry the type and quantity of traffic,
which will be.generated by the.permittied uses, in accordance with the circulation element of
the General Plan.
8. That on one appeared in opposition to subject petition.

NOW, THERE:FORE, BE IT RESOLVED 8iat the Anahein Ciiy Yle.zr.ing Commission does he:eby cecommend
to the City Council of the City of Anaheim that subject Petition for Reclassification be approved and, by so doing,
that Tide 1&Zoning of the Anaheim Municipal Code be emended to exclude the above described prope:ry from the
R-1, One-Family Residential9 Zone, arid to incorporate said described property into the
C-0, Commercial Office, Zone, upon the following conditions which are hereby found to be
a necessary prerequisite to the proposeo use of subject property in order to preserve the
safety and general welfare of the citizens of the City of AnaP~eim
la That the owners of subject property shall deed to the City of Anaheim a strip of land
53 feet in width, from the center line of the street, along Lincoln Avenue, for street wideni~g
purposes.
2. That vehicular access ri9hts, except at street and~or alley openings and the proposed
20 foot easement to Lincoln Avenue shall be dedicated to thE City of Anaheim.
;'.~ 3. That trash storage areas shall be provided in accordance with approved plans on file
'• in the office of the Director of Public Works, prior to final buildinq inspection.
~-." 4. That the damaged .and~or hazardous sidewalks shall be repaired along Lincoln Avenue and
~ Larch Street9 as aequired by the City Engineer and in accordance with standard plans and spec-
~ if.,ications on file in the off ice of the City Engineer~
~' 5o That~the existing driveway approaches be removed on Lincoln Avenue, and thz driveway
depressions replaced with curb and gutter„ in accordance with standard plans and specifications
on file in the office of the City Engineer.
6. That Ccndition Nos. 1, 2, 3, 4, and 5, above mentioned, shall be complied with prior
to th~ reading of the ordinance reclassifying individual parcels of sub3ect property to the
C-0, Commercial Office, Zoneo
7o That development of all parcels of subject properties shall be in accordance with Area
Development Plan Noa lo
8, That a 20-feot access easement shali be provided on the easterly boundary of ParceJ.
