A RESOLUTION OF THE CITY PLANNING ~MMISSION OF THE CITY OF AIdAHEIM
REOOMMENDING T~D THE CITY COUNCIL OF THE CITY OF ANAHEIM
THE ADOPTION OF AREA DEVII.OPMENT PLAN NOo 5
WHEREAS, the City Planning Commission did receive a verified Petition for Reclassifi- !
cation Noo 63-64-91 and Conditional Use Fermit Noo 541, together with Tentative Map of
Tract Noo 5521, requesting permission to establish a planned residential development on I

WHEREAS, the City Planning Commission did initiate proceedings for Area Development ~
Plan No. 5 and General Plan Amendrnent No„ 49 to be considered in conjunction with said
Petition for Reclassificationy and
WHEREASy thp City Planning Commission did hold a public hearing at the City Ha11 in
the City of Anaheim on March 2, 1964 at 7e00 o'clock PoMo9 and March 309 1964 at 2:00 0'
clock P,Mo, notice of said hearings having been given as required by law, to hear and
consider evidence for and against sai9 proposed Petitions for Reclassification Noo 63-64-91
and Conditional Use Permit Noo 541, together with Tentative idap of Tract Noa 5521y Revision
No~ 19 Area Development Plan No~ 5 and General Plan Amendment No~ 4, and to investigate and
make findings and recommendations in connection therewith; and
WHEREAS9 General Plan Amendment Noo 4 does reflect the Commission's land use projections
as they per.tain to those properties incorporated in subject Area Development Plan9 and
WHEREAS9 said Commission after due inspectiony investigation, and study made by itself
and in its behalf9 and after due consideration of all evidence and reports offered at said
hearings, does find and determine the following factss
lo That the Area Development Plan area is bounded by Ball Road on the north,

2o That the properties to the north and south of the study area have been
established with low density single family residential developmento
3o That the land is flat and drains in a southwest direction and is presently
being used mainly for orange grovesa
4. That a majority of the parce2s of property are 500 to 600 feet in depth9 but
are general'ly less. than. i50 feet in widthe
5a That all the parcels have direct access to an arterial highwayo
6o That an automobile service station exists at the southwest corner of the
intersection of Ball Road and Magnolia Avenue.
7a That the City of Stanton has requested that Sherrill Streety which presently
stubs into the south side of the study area, '~e extended northerly to provide
adequate access from the single family propeities south of the study area to
Ball Road.
NOW9 THERFFORE9 BE IT RESOLVID that the City Planning Commission of the City of Anaheim
does hereby adopt Area Development Plan No. 5 and recommends to the City Council of the
City of M aheim its adoption of said Area Development Plan9 based on the foregoinq facts,
and subject to the following conditionsa
lo That the circulation system should be developed in accordance with the intent of
the circulation system depicted on the exhibit denoted as Area Development Plan Noo5.
2~ That Shexrill Street be extended northerly in order to provide adequate circulation

subdivisiott.soutrerly of the study area to Ball Roado ~
3. That all develbpment proposals within the bounds of Area Development Plan Noe 5y
be sub~ect to review by the Development Review Committee.
