by law end in eccordance with the pcovisions of the Anaheim Municipal Code, Chapter 18.68,to hear and cansider
evidence for end ageinst seid proposed variance and to inves~igete and make findings and recommendations in c~nnec-
tion therewith; end
WHEREAS, said Commission, after due inspection, investigetion, end sr,:dy made by itself end in its behalf,
and after due consideration of all evidence end ceports offered as seid hearing, does find and determine the following
fects:
1. That the petitioner cequests a vaciance from the Anaheim Municipel Code: Ordinance No~ 1526y which '
requires for subject property a 25-foot Parking••Landscapingy ZoneY to permit a reduction in ;
said landscaping to '15-fee~ in width9 for the purpose of providing a turning area for tractor
trailer unitso
2. That there are exceptionel or extraordinary circvmstences or conditions applicable to the propetty involved
or to the intended use of the property that do not apply gene[ally to the property or cless of use in the same vicinity
and zone. j
3. Thet the requested vaciance is necessary ior the preservation end enjoyment of a substential property right
pussessed by other property in the seme vic:nity and zone, and denied to the property in question.
4. That the requested variance will not be meterially detrimental to the public welfete or injurious to the pmir
ecty or improvements in s~,uch vicinity end zone :n which the p[opedy is loceted.
5. That the requested variance is approved in part in accordance with Revision No~ 1,
Exhibit Noo lY as amended~

~ NOW, THEREFORE, BE IT RESOLVED that die Anaheim City Planning Coc~mission does hereby grent subject
PeUtion for Varicsce, upon the following conditions which are hereby found to be e necessery precequisite to the pm-
posed use of the subject properry in order to pceserve the sefety and general welfere of the Citizens of the City of
Anaheim.
1o That the owners of subject propPrty shall deed to the City of Maheim a strip of land
45-feet in width, from the c~_~ter line of the street, along Cerritos Avenue, for street widen-
ing purposeso
2o That street improvement plans sha11 be prepared and all engineering requirements of
the City .of Maheisn along Cerritos Av~nue,, such as curbs and gutters, sidewalks, street grad-
ing and paving, drainage facilities, nr other appurtenant work shall be completed as required
by the City Engineer and in accordance with standard plans and specifications on file in the
off_„e of the City Engineer; and that a bond in an amount and form satisfactory to the City
of Anaheim shall be posted w~th the City to guarantee the installation of said engineering
requirements.
3o That the owners of subject property ahall pay to the City of Anaheim the sum of 52.00
per fxont footy along Cerritos Avenue, for street lighi;ing purposes.
4. That tr.ash storage areas shali be provided in accordance with approved plans on file
in the office of the Director of Public Works., prior to final building inspection.
5a That the owners of subject property shall pay to the City of M aheim the sum of 1.5~
per front foot along Cerritos AvenueY for tree planting purpcses; said amount to be paid at
the time the building permit is issued or within a period of 180 days from date hereof, which-
ever occurs firsto
6~ That Condition Noso 1, 2, and 3, above mentioned, shall be complied with within a
period of 180 days from date hereof, or such further time as the Commission may grant.
7e That subject property shall be developed substantially in accaxdance with plans and
specifications on file with the City of Anaheim, marked Revision Noa 1, Exhibit No 1, and
Exhibit No~ 2, provided that the 25-reet of landscaping shall be installed as indicated
on Revision Noo 1, Exhibit No. 1 as amended~
