.. PIHEREAS, the City Planning Commisaion of the City of Anaheim did receive a verified Petition for Conditionel

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
March 30~ 1964~ at 2:00 o'clock P.M., notice of said public hearing havin~ been duly given as requiced by
law and in eccocdence with the provisions of tl~e Aneheim Municipal code, Chaptec 18.64, to hear and consider evidence
for and against said proposed conditional use und to investigate and make findings and recommendations in connection
the:ewith; end .

WHEREAS, said Commissioa, after due iaspection, investigation, end study made by itself and in ita behalf, ead
after due consideration of all evideace and repoKs offered at seid hearing, does find and dete~mine the following fects:

2, Thet the proposed use ai11 aot advetsely effect.the adjoining land uses end the gmwth and development of
the azea in which it is proposed to be loceted.
3. Thet tha size end shape of the site proposed for the use is adequate to allow the full development of the
ptoposed use in a menner not detrimentel tq the perticulsr area nor to the peece, health, safery, and general welfare
of the Citizens of the City of Meheim.
4. Thet the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimental
to the peece, health, safety, and general welfare of the Citizens of the City of Aneheim.
5. That the'petitioner stipuiated that no sign was necessary and would not be erectedo
6. That no one appeared in opposition to subject petitiono

NOW, THEFcEFORE, BE IT RESOLVED that the Anaheim City Planning Commission does heceby gcant subject
Petition for Conditional Use Permit, upon the following conditions which are heteby found to be a necessary pterequisite
to the pmposed use of the subject propecty in acder to pceserve the safety and general welfare of the Citizens of the
City of Anaheim: ,
lo That trash storage areas shall be provided in accordance with approved plans on
f ile.in ~he office.of 'che Director of Public Workss prior to final building inspection, or
the.issuance of a business license~
2.. That the danaged and~or hazardous sidewalks sha11 be repaired along Melrose Street9
as required by the City Engineer and in accordance with standard plans and specifications
on fi'le in the off ice of the City Engineer prior to final bui'lding inspection, or the
issuance of a business licenseo
3o That subject property shall be developed substantially in accordance with plans
and specifications on file w3•th ±he City of Anaheim9 marked Exhibit Nos~ ly 2, and 3, provided
that the rear 24 feet of subject property be blacktopped and improved with five parking spaces~
4~ That no signs shall'be displayed as stipulated to by the petitionero
