WHEREAS, the City Planning Commiseion did hold e public hearing at.the City Hall in the City of Aneheim on
MarCh 30~ 1964~ at 2:00 o'clock P,M., notice of said public hearing having been duly given es requi:ed by
lew and in eccordence with the provistons of the Anaheim Municipal code, Chepter 18.64, to hear end conaider evidence
for and against said proposed conditional use and to investigate and make findings and recommendetions in connection
therewith; and
WHEREAS, seid Commiseion, after due inspection, investigatlon, and study made by itself and in ita behalf, end
after due conaidR~fltion of all evidence nnd ceports offeced et seid hearing, does iinci and detetmine the following facts:
i. Thet the proposed use is propetly one for whIch a Conditionol.Uae Pecmit is authorized by th;s Code, to
wit: establish a service stat3ono
2. That the pcoposed v.~e will not edvecsely aEfect the edjoining land uaes and the growth and development oF
the area in which it is g:oposed to be located.
3. Thet the size and shape of the site proposed £or the use is adequate to allow the full development ofthe
proposed use in a manner not detrimentel to the pectIcular area nor to the peace, health, sefety, and genecal welfere
of the Citizrns of the CIty of Maheim.
4. That the granting of the Conditionel Use Permit under the conditlons imposed, if eny, wtli not be detrimentel
to the peace, heelth, safety, and generel welfare'of the Citizens of the City of Aneheim.

NOW, THEREFORE, BE IT RESOLVED that the Maheim City Planning Commissioe does heteby gr:at subject
Petition foc Conditional Use Permit, upon the following conditions which ece heceby found to be a necessa:; pcerequisite
to the proposed use of the subJect property in ocder to presetve the safety and general welfare of the Citizens of the
City of Anaheim:
1~ That sidewalks shall be installed along Lincoln Avenue9 as required by the City
Eng~neer.and in accordance with s~candard plans and specifications on f:le in the office
of .the Ci~y Engineer prior to final bvilding inspection~
2a That tras}i storage areas shal'i be provided.in accordance with approvP^~ plans on
file in the office of the Direczor of Public Works, prior to final bu3ld;ng inspectiono
3a That this Conditional i?se Permit is granted subject to the completion of Reclassifi-
cation Noso b3~64-98 and 63-G4-9..
4~ That subject property shall be develaped substantialTy in accordance with plans
and specification~ on fiZe wiih the City of Anaheim marked Exhibit Noo 19 and further, that
the proposed development sha17. be ~stablished in accordance with the adopted Service Station
Minimum Site Development Standardso
