RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 63-64-99 BE APPROJED
WHEREAS, the City Planning Commissian of the City of Anahei'm did ceceive a vedfied Petition for Reclessiflica-

• WHEREAS, the City Planning Commissi~n did hold a public headng et the City Hell in the City of Meheim on
March 30~ 1964~ et 2:00 o'clock P.M. notice of said public hearing heving been duly given ea cequEced ~by
law and in eccordence pith the provisions of the Maheim Municipal Code, Cnepter 18.72, to heai and conaider evidence ~
for and egainst seid proposed reclesoification end to investigate and meke findings end recomr~endetione in connection
therewi4fi; and .

WHEREAS, said Commission, efter due inspection, investigation, end study mede bv itseii end in iia nenuii, nnu
efter due consideretion of all evidence and reports offered et said hearing, does find end determine the following fects:
1. Thet the petitioner pcoposes a ceclessification of the ebove described pmperty from the R-A9 Residential i
Agricultural, Zone to the R-39 Multiple Family Residential, Zone to establish apartments on %
subject property.
2. That although the proposed use, if approved, would not be cohsistant with a strict
interpretation of~land use symbols on the General Plan, it constitutes such a minor deviation .j
that no immediate amen~mPnt to the Plan is necessary, however, its relationship to the existing '
General Plan symbol will be considered in the next annual review. ~
3. That the proposed reclassification of subject property is necessary and~or desirable ~.
for the orderly and.proper development of the community. ;
4e That the proposed reclassification of subject property does.prop~~rly relate to the '
zones and their permitted uses locally established in close proximity te subject property
and to the zones and their permitted uses generally established throughout the community.
5. That the proposed reclessification of subject property does not require dedication
for and standard improvement of abutting streets, because said property does relate to and
abut upon streets and highways which are improved to carry the type and quantity of traffic,
which will be generated by the psr:nitted uses, in accnrdance with the circulation element
of the Genex•al Plane
6. That no one appeared in opposition to subject petition.

NOW, THEREFOR~, BE IT RESOLVED that the An~heim City Plenning Gmmission does hereby cecommend
' to the City Council of the City of Anaheim that suhject Petition for Reclassification be approved and, by so doing,
thet Titie 1&Zoning of the Anaheim Municipal Code be amended to exclu&e the above described properiy from the
R-A, Resi.dential Agricultuxal, Zane, and to.incnxporate said.described property. int.o the ~
R=3~ Mul+.iple-Family. Res.iden.tial,. Zone, upnn the. ~following canditlons which. ase nereby _
found'~to be a necessary prerequisite to the proposed use of subject property,in ordzr to
preserve the safety and.general welfare of the citizens of the City of Anaheim.
le That the owners of subject property shall pay to the ~ity of Anaheim tfi~e sum of
$2.00 per front foot9 along Picadilly Way, for street 1'g,~ting purposes; said condition
shall be complied with within a period of 180 days :rom date hereof, or such further time
as the City Council may grant.
2. That the owners of subject propexty shall pay to the City ~f Anaheim the sum of
15~ pes front foot al~ng Picadilly Way9 for ±ree planting purposesy said amount to be paid
at the time the buildin9 permit is issued ~,r within a period of 180 days from date hereof,
whichever occurs first.
3o That the completion of these reclassification proceedings is contingent upon the
~granting of Variance No. 16300
4. That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit ivos.. 1 and 2. .
5o That a 6-foot masonry wall shall be c~nstrucied along the east ond southivest property
lines prior to final build'zng inspection~
