WHEREAS, the City Plenning Commission did hold a public headng at the City yall in the City of Aneheim on
MarCh 30~ 1964~ at 2:00 o'clock P.M..notice of said public heedng hav7.~9 been duly given ae iequired ~by
law and in eccordence with the provisions of the Maheim Municipal Code, Chaptec 18.72, to heer nnd coneider evideace
for and egainst said proposed ceclassification and to investigete and meke findings end recommendetions in connectioa
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study mede by itaelf end ia its behelE, end
after due consideretion of ell evidence and reports offe:ed et seid hearing, does find add determine the following .fecta:
1. Thet the peti.tioner proposes a reclassificetion of the above described property from the C-1~ Neighborhood
Commercial, Zone to the R-3, Multiple Family Residential, Zone to establish a ona and two-
story multiple family planned residential development.
2. That the proposed reclassification is considered in conjunction with General Plan
Amendment No. 14.'
3• That the proposed ceclassflfication of subject property is necessery end/or desirable for the orderly aad pro-
pec development of the community.
4* That the proposed reclassificetion of subject property does properly relete to the zonea end lhelr petmitted
uses localiy esteblished in close proximity to aubject property and to the zones end their permitted uses generally eatab-
lished throughout the community.
5. That the.proposed.r.eclassification of subject property does not require dedication
but does requixe.standard irrprovement of abutting streets becau'se said proper•ty does relate
to and abut upon streets and highways which are proposed.to carry the type and quantity of
traffic, which will be. generated by the permitted uses, in accordance with the circulation
element of the General Plan.

NOW, THFREFORE, BE IT RESOLVED that the Anehei~ City Planning Commission does heceby recommend
to the Ciry Council of the City of Anaheim that subject PetitIon for I2eclassi8cetion be approved end, by so doing,
thet Titie 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from the
C=1, Neighborhood Commexcial,_.Zone,..and.to.incorposate said.described..pxoperty into the. !
A=3, Multiple-Eamil.y.Residential,._.Zone., vpon the. following..canditions..v~hich..ar8 heneby_~aund..
to-be a necessary prerequisite to the proposed use of subject property in order to preserve
the safety and genaral welfare of the citizPns of the City of Anaheim.
1. That street improvement plans shall be prepared and all engineering requirements
of the City of.An4h~im along Knott Avenue, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other appurtenant work shall be completed as
required bp the City Engineer and in accordance with standard plans and specifications on
iile in the off ice of the City Engineer; and that a bond in an amount and form sati.sfactory
to the City of.Anaheim shall be posted with the .City to guarantee the installation of sai~
engineering requirements, within a period.of 180 days from date hereof, or such further time
as the City Council may grant. '+
2. That the owners of subject property shall pay to the City of Anaheim the sum of
~15~.per front,foot along Y.~ott Avenue, for tree planti~ig purposes; said amount to be paid
at the time the building permit is issued or within a period of 180 days from date hereof,
whichever occurs first. ,
3. That the complc•tion of these reclassification proceedings fs contingent upon the
granting of Conditional Use Permit 110. 5510
4. That subject property shall be developed substantially in accordance with plans and
specifications on file ~r~ith the City of Anaheim, marked Exhibit Nos. 1 through 8.
5. That a 6-foot masonry wall shall be constructed along the north9 west, and south ~
property lines prior to f inal building inspection.
